Introduction

As a Corporate Real Estate (CRE) Program Manager at ASML, you will play a pivotal role in developing and executing strategic CRE plans that align with our company's business objectives and long-term goals. You will oversee our real estate portfolio, ensuring optimal use and value through effective management of leases, disposals, and renewals. Leading and managing real estate projects, including construction, renovations, and relocations, you will ensure these are completed on time, within budget, and to the highest quality standards.

Your financial acumen will be essential as you drive stakeholder preparation and manage budgets for real estate activities, monitor financial performance, and align these with ASML's organizational financial goals. You will select, negotiate with, and manage external vendors and service providers, ensuring they meet contractual obligations and performance standards.

Compliance and risk management are critical components of this role. You will ensure all real estate activities adhere to relevant laws, regulations, and company policies while identifying and mitigating associated risks. Engaging with internal stakeholders, including senior management, you will understand their needs and ensure our real estate strategies support business objectives. Your communication skills will be vital in keeping stakeholders informed and engaged.

You will support the development and track key performance indicators (KPIs) to measure the effectiveness and efficiency of real estate operations and projects. Promoting sustainability within our real estate portfolio, you will focus on energy efficiency, waste reduction, and environmentally friendly practices. Continuous improvement will be at the heart of your role, as you evaluate and enhance real estate processes, policies, and strategies to adapt to changing business needs and market conditions.

Job Description:

We are seeking a Senior Program Manager with a proven technical background to lead and drive the execution of our Hard Services, Soft Services, and Engineering programs within our Facilities organization. The ideal candidate will develop the processes and support mechanisms required to improve team performance and ensure alignment with the company's business strategy and operational needs. This role does not manage direct reports but will guide and influence the Hard & Soft Services and Engineering teams to enhance their capabilities and deliver successful outcomes.

This is a senior-level position requiring a strategic thinker who can collaborate with internal stakeholders, navigate the complexity of high-tech semiconductor manufacturing environments, and contribute to the development of a forward-thinking facilities management program.

Role and responsibilities:

  • Program Development: Develop and drive the execution of facilities programs, focusing on Hard Services (maintenance, repair, and operations), Soft Services (janitorial, transportation, catering, etc.), and Engineering.

  • Process Implementation: Identify and implement processes, tools, and methodologies that will improve the efficiency and effectiveness of maintenance, engineering, and facilities support functions.

  • Stakeholder Alignment: Engage with internal stakeholders to understand their business needs and strategies. Ensure facilities plans, projects, and day-to-day activities align with broader business objectives, especially in a fast-paced semiconductor manufacturing environment.

  • Continuous Improvement: Establish and monitor KPIs for all facilities services to track performance, drive continuous improvement, and transition the facilities department from reactive to proactive maintenance strategies.

  • Risk Management: Collaborate with engineering and operations teams to mitigate facility-related risks, focusing on infrastructure integrity, reliability, and efficiency.

  • Strategic Planning: Work alongside leadership to ensure that the Facilities group supports the company's master plans, capacity growth, and evolving needs.

  • Vendor Management: Support vendor relationships for services such as maintenance, security, engineering contractors, and soft services. Ensure service levels meet the needs of the business.

  • Project Support: Assist in overseeing capital and operational project initiatives, ensuring successful implementation of infrastructure and facility upgrades. Work with the engineering and maintenance teams to optimize project execution and sustainment plans.

Education and experience

  • Education: Bachelor's degree in Engineering (Mechanical, Electrical, or related fields). A Master's degree is a plus.

  • Experience: 8-10+ years of experience in facilities management or engineering, with a strong background in maintenance management, hard/soft services, and engineering functions.

  • Industry Experience: Previous experience in high-tech manufacturing environments, particularly in semiconductor, electronics, or similar industries.

  • Technical Proficiency: Strong technical background in engineering, maintenance systems, and processes, with the ability to identify, manage, and implement best practices in facilities operations.

  • Leadership & Influence: Ability to lead and influence cross-functional teams without direct authority. Demonstrated success in building high-performing facilities teams and driving large-scale operational improvements.

  • Problem Solving & Strategic Thinking: Strong analytical skills with the ability to proactively identify problems, develop solutions, and make strategic decisions that align with business objectives.

  • Communication Skills: Excellent verbal and written communication skills, with the ability to present to all levels of the organization and interact effectively with both technical and non-technical stakeholders.

Skills

  • Certifications: Relevant certifications (e.g., Certified Facility Manager (CFM), Certified Maintenance & Reliability Professional (CMRP)).

  • Familiarity with Systems: Experience with CMMS, BMS, EHS, and other related software platforms for managing facilities operations.

Other Information

  • This position is located on-site in Wilton, CT. It requires onsite presence to attend in-person work-related events, trainings, and meetings and to further ensure teamwork, collaboration, and innovation.

  • A flexible workplace arrangement may be available to employees working in roles conducive to remote work (up to 1 day a week) with management approval.

  • At times may need to support Customer Services sites and or Veldhoven initiatives. Travel may be required up to 10 percent of the time.

  • The employee is occasionally required to move around the campus.
