A Day in Your Life at MKS: You will drive the development, implementation, enhancement and administration of our global CRE (Corporate Real Estate) department. You will report to the Vice President of Global Workplace Operations, a department of Global Operations reporting into the COO. You will actively lead all Real Estate programs and initiatives to assure proper implementation and alignment of policies, procedures and programs.
You Will Make an Impact By:
Leading the global real estate department across all real estate functions Collaborating with key leaders to ensure the real estate portfolio is aligned with company's overall strategy in all aspects of site selection, acquisition, and disposition Working closely and collaboratively with the Operations and Business units to support the geographical expansion of the regions and development of the MKS strategic plan Driving RE Workplace Strategy which requires partnering with Operation and BU to be in step for all initiatives (Space & Occupancy Planning, Design & Construction); this often includes project management Managing and leading monthly Real Estate presentation to the CEO and CFO on global portfolio transactions and renewal and CapEx project approvals Managing and leading outside Real Estate broker firm, related outsourced vendors, consultants, agencies and specialists as may be needed regionally to shore up technical or specific knowledge gaps in support of noted capital projects and leasehold improvements Managing and developing budgets; be accountable within a global budget and work closely with Corporate Finance on cost avoidance initiatives and reporting Effectively manage and oversee the execution of real estate transactions (leasing and/or purchase or sale) in the company's real estate portfolio using negotiating skills, appropriate vendors (e.g., brokers, legal support, lease administration, utility, other services), asset management, and financial analysis techniques Lead, manage, and develop CRE (Corporate Real Estate) programs, database systems, furniture and office space standards and projects regionally with an emphasis on collaboration with business leaders and stakeholders across the regions Collaborating with WPO Facilities and EHS team members to plan & deliver capital projects Developing and managing a strong communication strategy, in conjunction with other regional leadership, to ensure cohesive communications across all sites Responsible for understanding and maintaining local and regional governmental compliance in relation to Real Estate
On going development and improvement of standards and integrated policies, processes, controls, and procedures across all corporate real estate functions On going development and improvement of centralized integrated transaction management & portfolio lease administration reporting and KPIs Ability to negotiate, consult and influence decisions of key stakeholders, internal clients, and external vendors Ability to make strategic decisions in a fast-paced environment Ability to manage and guide a team across multiple sites in varying countries Strong working knowledge of the workplace, furniture systems and project support Ability to seek out and understand varying regulatory requirements Ability to translate business requirements into service needs and deliverables Problem solver with ability to organize multiple priorities, tasks, and requests Support development of and manage MKS standard programs and policies (operational and capital), such as global branding and space/furniture standards Support the EHS team on related site requirements, building/strengthening an organizational safety culture, behavioral based safety for employee engagement, ownership, accountability and continuous improvement
Skills You Bring:
BS Degree in related field with 10+ years of experience in related areas; real estate, lease administration, construction project management, facilities management etc. Success in this role is highly dependent on the ability to collaborate and develop great working relationships with Operations, BU leaders, individual country site management, manufacturing and operations teams Global experience is important to the role. Extensive knowledge of lease documents, principles and practices relating to real estate transactions Strong analytical, planning and organizational skills with a detail-oriented focus Highly skilled in PowerPoint and Excel with strong presentation skills Individual who likes solving challenges, looks for solutions & has a willingness to step out of their comfort zone Ability and willingness to travel ~20% to support projects as required Being current with real estate market conditions for MKS sites, including the rent comps and the property valuation (e.g., working with broker)
