Job Summary

Maintains, repairs, replaces, and installs all phases of Heating Ventilation and Air Conditioning systems and equipment to provide quality building environments enhancing the learning experience and comfort for the students, faculty, and staff. Changes air filters in all HVAC equipment and Clean/Replace A/C vents as needed. Checks equipment operation and reports any issues of the A/C to the department coordinator.

  • Operates, maintain, alter, and repair the Facilities Maintenance equipment and HVAC systems in all campuses. Performs preventive maintenance on all HVAC systems, units, and equipment. Operates all central chiller plants. Performs a variety of operating and preventative maintenance duties to ensure that the University's HVAC equipment is maintained to provide the University community with an adequate and uninterrupted comfortable working environment. Performs prescheduled preventative maintenance on Air Handlers, Pumps, and Ventilation systems. Performs belt adjustments and changes, filter cleaning and/or changing, coil cleaning, motor replacement, bearing lubrication/replacement, general cleaning of equipment and mechanical rooms, and periodic painting of the equipment and/or rooms. Communicates problems and utilities concerns to the department Coordinator seeking their expertise and/or solution. Performs corrective and preventative maintenance of these units and associated equipment's. Reads and interpret Blue Prints drawing. Operates motor vehicles to transport materials in the performance of these duties.
  • Operates, maintains, and repairs .5 to 25 ton central/package A/C units. Operates, maintains, and repairs individual A/C units on campus. Performs coil cleaning, motor repairs/replacement, Freon charging and recovery, electrical switch control replacements, and routine preventative maintenance.
  • Operates and maintains all chilled water pumps, all exhaust/supply fans, all water coolers, and lab fume hoods and associated fans (ie: lubricates/cleans, repairs, and replaces) to keep equipment operating efficiently as designed.
  • Operates the FIU Energy Management Systems to check and monitor building temperatures and settings as needed for events and normal use.
  • Operate FIU's Maximo Work Order program to document work being completed thru corrective, routine, and preventative maintenance requests. Generate, create, and complete work orders with actual/time and log inputs in a timely manner.
  • Performs essential duties during any emergencies, such as hurricanes, storms and/or any other university emergency closing. The employee is expected to be available to report to work as needed during University emergency closings with appropriate notification by department administrator. Participates in weekend rotation and may be required to cover important University events beyond regular hours and regular schedule.
  • Performs other related duties does not preclude the supervisor from assigning duties that are logically related to the position.
Minimum Qualifications

  • High School Diploma or GED. Two (2) years of HVAC experience; OR equivalent combination of specialized training program in the repair of HVAC equipment and related experience; OR an equivalent combination of relevant education and/or experience. Valid Florida Driver License
