Job Summary : Coordinate and manage all engineering projects for the hospital.Job Description Essential Responsibilities: 1. Work with architects-engineers ("AE") to develop plans and construction documents for hospital construction projects. As requested, review AE contracts and service agreements for accuracy, terms and conditions, and applicability. Review AE billings as requested and recommend payment or modification. 2. In conjunction with AE staff, recommend contractors to be included in Request for Proposals or bids. 3. Coordinate with appropriate hospital staff to ensure that their input is included in projects which involve or serve their departments 4. Review bid drawings, specifications, and other documents for technical content and accuracy. Act at "Owner's Representative" and sign permitting applications for the hospital. Meet with local and state regulatory agencies and AE personnel as required to gain approval for hospital projects. 5. Act as interface with, and responds to, state or local Fire Marshals and inspections for Certificates of Occupancy. Identify non-compliances issues and works with contractors or hospital personnel to provide remedies or corrections, and documentation progress or compliance where necessary. 6. In coordination with AE personnel coordinate construction meetings, review schedules and costs, and involve necessary hospital personnel to ensure that they are adequately represented in the process and that appropriate solutions to construction issues are achieved. Review construction progress periodically and resolve issues with AE and contractor personnel. 7. Review change orders and requests for payment for the hospital, and recommend payment, modification, or withholding of payment as appropriate. 8. For hospital suite development, identify and negotiate OH&P margin for sole source general contractor to perform suite build-outs. Develop approved sub-contractor bid list for various trades and specialties. 9. Work with clients and space designers to coordinate development of suite plans and layouts. Ensure that appropriate budgetary estimates are developed for client's information and decision process. 10.Review bid documents for interface issues with hospital's building. Review bid proposals, write Purchase Orders and letters of recommendation as appropriate to support construction. 11.Review construction progress with clients and contractors, and review and recommend payment for pay requests as justified by construction progress. Generally ensure that construction progress meets schedules and that bid prices are enforced unless appropriate changes are made and documented. 12. Perform "punch list inspections" with contractors and clients, identify incomplete or improper work, and ensure that appropriate repairs or rework is made. 13. Makes recommendations to Director and maintains all service contracts. A minimum of 8 years of detailed construction and/or management is required. Some of this should be in hospital or commercial construction, and experience with utility service outages will be a plus. 2. Bachelors Degree in Construction Management preferred. Can be considered with minimum 8 years of healthcare construction management experience in lieu of degree. 3. Experience with scheduling tools (e.g. - Procore or Suretrack) will be a plus. 4. Either a degree in construction management technology or engineering, from an accredited university, is preferred. 5. A valid driver's license is required.
