General Maintenance

The General Maintenance Staff I performs a variety of maintenance and repair activities including preventive maintenance for our residential and office site locations. The General Maintenance Staff I will receive maintenance requests from Facilities Supervisors, Facilities Administrative Assistants and the Maintenance Team Leader to support all facility activities. This position will be responsible for proactively troubleshooting, diagnosing and executing preventive and corrective maintenance on residential home sites.

ESSENTIAL FUNCTIONS:



  • Provide maintenance solutions that meet health/safety standards for residential and commercial locations as assigned.


Typical Repairs:

o Windows

o Doors, door locks and other door hardware

o Plaster, drywall and other building structures

o Light fixtures

o Minor plumbing



  • Repairs/Installs electrical wiring, electrical fixtures and equipment.
  • Assess and report on household systems: HVAC, appliances.
  • Secures resources necessary for the completion of the assigned tasks.
  • Serve as point-person with outside vendors and provides recommendations to the Facilities team.
  • Performs preventive maintenance on residential and commercial locations.
  • Completes household licensing preparation in accordance with DPW Reg. 6400.
  • Completes new residential site property assessments.
  • Correct any newly identified health/safety issue(s) whether or not the issue was previously reported to the Facilities team.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required, as well as any physical requirements. EDUCATION and/or EXPERIENCE

One years' experience in residential or commercial facilities maintenance. Excellent verbal communication skills and computer proficiency with Microsoft Outlook (email) are required. High School diploma or GED required.

Other Requirements:



  • Travel within the state required
  • Ability to write reports and business correspondence.
  • Ability to effectively build and develop business relationships - internal and external.
  • Ability to effectively present information and respond to questions from Facilities Manager and other staff.
  • Computer proficiency with Microsoft Outlook (email) is required.
  • Problem solving and critical thinking are utilized on a regular basis.
  • Must be able to think and react quickly.
  • Maintains accurate accounting for all expenditures in accordance with policy and procedures.
  • Informs Facilities Coordinator or Facilities Manager prior to spending monies in excess of the budget.
  • Basic knowledge and experience in carpentry, plumbing, electricity and mechanical tasks.
  • Employee will perform routine manual labor tasks with work site clean-up completed.
  • Employee may be asked to perform other duties or tasks not identified in the list, but which are within the competence of someone with the above skills.
  • Employee will make use of personally owned, basic tools for most jobs. InVision may acquire specialized tools (rental, purchase) as deemed necessary by the Facilities Manager. Complex jobs may be sourced to specialist vendors for completion.



PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to sit, talk or hear and frequently uses hands to finger, handle or feel, reach with hands/arms. The employee is occasionally required to stand; walk and stoop, kneel or crouch, and may lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, and ability to adjust focus. Employee must seek assistance or use appropriate devices when lifting or carrying items over 50 lbs.
