Summary:
As scheduled assigned or required operate adjust and maintain high pressure and associated heating ventilation and air conditioning equipment. Operate and monitor plant operations control systems and maintain logs. Receive and respond to requests for maintenance service or repairs. Inspect all mechanical equipment and complete plant operation check-off list as prescribed per shift. Respond to emergency power generation alarms/failures and monitor the operation and shutdown of same.

Participates in departmental and/or interdepartmental quality improvement activities.

Regularly performs the following tasks according to accepted engineering practices and department procedures:

Regularly starts stops and demonstrates the ability to adjust and regulate equipment as necessary.

Records readings in logbooks or on other forms.

Regularly removes water samples and applies chemical tests to determine water hardness and properly applies chemical softeners as needed.

Consistently checks equipment while in operation and makes minor repairs; replaces bearings as necessary.

Demonstrates ability to oil and grease moving mechanisms maintain proper water conditions in boilers and clean boilers and related equipment.

Observes regulations imposed by local state or other regulating authorities such as: periodically shutting down boilers or inspecting interiors for scale deposits.

Performs maintenance preventive maintenance and repairs to boilers and other plant machinery.

- Thoroughly performs routine maintenance lubrication and cleaning of boilers and boiler room equipment on a daily basis.

- Always maintains boiler room and equipment in a clean and safe operating condition.

Demonstrates the ability to replace worn and defective parts on other hospital equipment as required.

Regularly maintains and repairs refrigeration equipment and hot water heaters to ensure maximum operating efficiency adjusting feed valves and pump speeds as required.

Regularly assists in the maintenance of all capital and miscellaneous equipment; always makes sure that equipment is in safe and proper working order.

Demonstrates ability to contain hospital costs and conserve supplies and equipment.

Completes required record keeping and documentation of work performed.

Maintains the department in a neat clean and orderly manner with special attention to personal work area.

Disposes of hazardous materials according to proper policy guidelines.

Demonstrates ability to utilize department software to manage the plant including: Maximo Honeywell EBI

Outlook Express Pneumatic Tube System Aeroscout System.

Evaluates malfunctioning conditions against verifiable or judgmental criteria as shown in blueprints or installation instructions.

Advises appropriate personnel of situations requiring follow-up attention.

Recognizes unsafe acts or conditions and takes action immediately; continuously monitors unsafe acts or conditions until satisfied that appropriate action has been taken; implements action to eliminate future problems of the same sort.

Performs other related duties as needed.

Other information:
Qualifications:

High school graduate or equivalent.

Four years work-related experience or equivalent training in Plant Operations or HVAC Systems.

Ability to meet RI State and local *Boiler Plant Operators* requirements desired.

Must be able to sit walk squat/kneel 1-3 hours per day stand 3-7 hours per day moderate twisting and bending and lift over 50 lbs with good body mechanics.

Use both hands/wrists and perform work with moderate deviation gross dexterity and infrequent fine motor skills.

Minimal far/near vision moderate depth perception and discriminate among red green and white.

Must hear whisper at 3 feet.
