Job Description Summary

As a Senior Manager of Market Intelligence and Strategy you will be part of Taylor Morrison's local leadership team responsible for sourcing and analyzing data from internal and external data sources combined with competitive shops to help the Division's leaders understand competitor dynamics, respond to events, frame the future, and win in the market. You will contribute to the team's understanding of the competitive landscape by developing and delivering analyses and insights with reliable forecasts of price and pace, competitor intelligence, and the environment in which competition unfolds. You will work with the senior-most leaders in the Division, including the Division President, to provide recommendations on existing communities and future land opportunities to support and to inform the strategic choices of the Division. In addition, you will frequently collaborate with other departments on community design, product development, home specifications and marketing communications. Finally, you will be expected to help the team continuously improve by researching and implementing new ideas, tools, and processes.

What You'll Do
  • Evaluation and Recommendations on existing Community Positioning
  • Review monthly Competitive Market Assessment (CMA) for each community and propose price and/or product changes, with consideration to the impact on margin to ensure strategic and financial soundness
  • Propose positioning changes derived from market analysis with Division President and Ops team
  • Monthly completion and assessment of resale data to help inform pricing adjustments and recommendations
  • Regular field work including shopping competition (collect front line intelligence on market shifts, consumer preferences, specification levels). This can range from troubleshooting problematic communities, or collecting drivers of success to replicate
  • Conduct primary research including focus groups & survey creation/administration
  • Evaluation and recommendations on future Community Positioning
  • Fieldwork- perform site and competitive evaluations
  • CMA completion and communicate recommendations on price, product and promotion to the Division President and Ops team
  • Community design, floor plans, specifications, that culminate in Pace and Price forecasts
  • Resale analysis completion and discussion with Division President and Ops team
  • Portfolio Investment Committee (PIC) submittal reports. Finding data, pulling together the business case of what the benefits are purchasing this property and who are the customers
  • Consumer Group wants/needs identified through Focus Groups Conduct focus groups, surveys or other research (as needed) to ensure proper product/price positioning prior to opening. Bring the voice of the consumer to product design and development. programming guide and actively participate in charrette process
  • Assist with new product development - provide consumer feedback
  • Strategic Plan Development and Evaluations: Identifying Consumer Group and Submarket Opportunities
  • Source data and create output (charts, graphs, maps) to easily communicate massive amount of data
  • Assess the key components of Macro Market data and communicate implications
  • Assess Consumer Group sizes and changes, submarkets and competitive supply and identify opportunities (Opportunity Matrix)
  • Communicate key findings in written (PowerPoint) and verbal form
  • Assist Division Presidents with the Final Strategic Plan Presentation
  • Provide support for the completion of the Corporate Workbook
  • Communicate and/or develop best practices locally with Division and nationally with Market Intelligence & Strategy counterparts
  • Work closely with cross-functional teams to guide operational strategy
  • Demonstrate a key interest and capability in related disciplines such as Sales, Finance, and Land, in order to "connect the dots" operationally between MI&S and other disciplines to grow both the business and career
  • Perform other duties as assigned

You might be just who we're looking for if you have...

  • Minimum Bachelor's degree in Business, Real Estate, or quantitative field required. MBA or equivalent industry experience preferred
  • 6+ years of experience in site selection, competitive assessments and/or market evaluations in homebuilding or similar industry
  • Qualitative and quantitative research skills in sourcing data to include leading focus groups, compiling data into logical charts, graphs, tables, and written form
  • System software experience with SPSS, CVENT, or other tools
  • Very strong written and verbal communication skills
  • Experience with housing database tools such as Zonda, Metra Study, or Handley Wood
  • Local Market knowledge preferred
  • Highly proficient in Excel, Word and PowerPoint
  • Very strong written and verbal communication skills
  • Statistical analysis preferred
  • Understanding of Financial Statements preferred

Physical Demands:

  • Must be able to able to remain in a stationary position up to 50% of the time
  • The ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds
