Webster House Summary: Under the direction of the Manager of Building Services and/or Director of Maintenance, installs, maintains, paints, and repairs machinery, equipment, physical structures, and pipe and electrical systems on the grounds and structures and apparatus of facilities by performing the following duties. Detailed responsibilities: * Maintenance II (Skilled) - Provides quality Customer Service efficiently to residents, families, co-workers and vendors in a manner to ensure satisfaction - Is competent in one or more of the following skills: plumbing, electrical, carpentry, metal fabrication and welding, boiler systems, hydraulic systems, an HVAC (heating, ventilation and air conditioning) - Repairs and installs plumbing, gas and electric water heaters, gas furnace, and other apparatus and equipment as assigned Dismantles defective machines and equipment and installs new or repaired parts Cleans and lubricates shafts, bearings, gears, and other parts of machinery - Repairs and maintains physical structure of establishment - Sets up and operates machine tools such as lathe, grinder, drill; milling machines to repair or fabricate parts, fixtures, tools, mechanical equipment and other structures - Performs repairs and refurbishment for resident accommodations and other structures of the facility Visually inspects and tests machinery and equipment and performs preventative maintenance - Completes work orders and special projects as assigned by supervisor - Follows department safety standards, practice body mechanic techniques and participate in campus-wide safety programs - Performs all duties in a safe and efficient manner Wears PPE/safety equipment as required for the job Reports any safety hazards and/or accidents to supervisor - Front Porch is committed to the prevention of accidents by providing equipment with safeguards, personal safety equipment on jobs which require it, and adequate safety instructions to all employees - All employees are required to follow safe work habits in order to prevent injuries to themselves, residents, visitors or other employees Competencies and skills: Essential: * Ability to apply common sense understanding to carry out detailed but uninvolved written and oral instructions * Ability to deal with problems involving a few concrete variables in standardized situations Credentials: Education with Equivalent Qualifications: Essential: * Associate's degree Experience with Equivalent Qualifications: Front Porch is an Equal Opportunity Employer.
