Summary of Job Description:

The Manager, Lease Audit is responsible for leading, training, and developing a high-performing lease auditing team.This position creates and oversees projects that result in substantial savings for the company and creates processes and procedures that improve efficiency. The Manager, Lease Audit provides guidance to the team on how to strategically negotiate settlements and secure financial recoveries.This position oversees data analysis to identify trends and provides reports to the Real Estate Legal, Real Estate Managers and other relevant stakeholders.

Job Responsibilities:

  • Performs a minimum of 200 desktop audits and 10-20 onsite audits of landlords' books and records involving review of annual reconciliation of operating expenses.Conducts expense analyses against lease terms and market rates to identify overcharges and ensures Panda has been accurately billed and results in substantial savings for the company.
  • Communicates with landlords, Operations, and Legal departments to resolve audit findings and negotiate settlements as well as collection of overpayments uncovered during audits and secures financial recoveries.
  • Gathers information pertaining to lease language, historical payments and prior invoices to build an audit package for external auditors. Reviews team's audits for accuracy and identifies any additional savings opportunities. Ensures compliance with lease agreement.
  • Prepares and reviews reports, analyzing data to provide clear and precise reports and direction to the Real Estate Legal, Real Estate Managers, and other departments
  • Makes cost reduction recommendations to our business partners regarding audits issues, and identifies potential business issues related to project management.
  • Leads, orients, and trains the Audit team on leasing and property management operations and coaches and develops team members to elevate their performance in support of achieving the company's growth goals.Works with the Director on the selection, evaluation, and retention of Property Management staff.
  • Provides strategic guidance to the team on negotiations to maximize financial recoveries and protect Panda's interest.
  • Establishes, maintains, and monitors adherence to the property's record keeping system. Ensures maintenance and accuracy of the property management database (AMT Direct).
  • Manages new store openings and prepares LTS's for new stores and renewals accurately.Maintains the accuracy of the property management database (AMT Direct), which includes tracking critical dates, lease abstracts, and lease summaries.
  • Provides Property Management assistance to Operators to help resolve issues.

Your background & experience:

  • Bachelor's degree required, preferably in accounting, finance or real estate
  • Minimum five years of lease auditing experience with increasing management responsibility, preferably in the hospitality industry
  • Experience with retail, corporate, or commercial lease agreements
  • Successful completion of initial and periodically required trainings.
  • Obtaining a valid Food Handler's Card within 30 days of employment is a requirement of this position.

Pay Range: M2: $112,500 - $158,000 / Annual

* Within the range, individual pay is determined using various factors, including work location and experience.
