Facilities Manager - JLL

What this job involves: The Facilities Manager serves as the senior technical leader for all building systems across the assigned campus or portfolio. This role provides strategic oversight of HVAC, mechanical, electrical, plumbing, life safety, building automation, and energy management programs. The Director of Engineering ensures all facilities operate efficiently, safely, and in compliance with regulatory requirements, while driving long-term modernization and engineering excellence. The Director partners closely with facility management leadership, including regional managers, operations managers, and client stakeholders, to deliver a reliable, data-driven maintenance program that supports organizational goals and elevates the overall occupant experience.

What your day-to-day will look like:

  • Directs operation, maintenance, and performance of all engineering systems (HVAC, mechanical, electrical, plumbing, controls, life safety) while developing comprehensive preventive and predictive maintenance strategies to ensure reliability and minimize reactive work.

  • Provides technical oversight and approval for major repairs, system upgrades, commissioning, and capital projects; leads root-cause analysis and corrective action plans for equipment failures and recurring issues.

  • Manages engineering team leadership, development, and performance while building a culture of accountability, continuous improvement, and high-quality service delivery; ensures compliance with safety standards and certifications.

  • Oversees vendor performance for all contract services, ensuring scope alignment, quality assurance, SLA/KPI compliance, and coordination of special inspections and quality audits.

  • Serves as primary technical advisor to internal leadership and external stakeholders on engineering operations, system performance, and capital needs; responds to escalations and ensures rapid issue resolution.

  • Develops, manages, and forecasts engineering budgets and capital investment plans; collaborates on lifecycle cost analysis, major repair planning, and procurement including bid evaluations and cost-reduction initiatives.

  • Ensures compliance with all applicable codes, safety regulations, environmental standards, and organizational policies; oversees emergency response protocols for system and utility disruptions.

  • Maintains accurate documentation of all equipment, work orders, and asset data in CMMS as part of robust asset management and Quality Management System programs.

  • Produces comprehensive monthly, quarterly, and annual engineering reports covering system performance metrics, maintenance trends, major incidents, and capital forecasts.

  • Manages performance against SLAs, KPIs, and operational scorecards using data analytics and CMMS insights to drive decision-making and sustained engineering excellence.

Required Qualifications:

  • Bachelor's degree in engineering, facilities management, or equivalent technical discipline; advanced certifications preferred.

  • 10+ years of progressive engineering, building systems, or facilities operations experience, including supervisory responsibility.

  • Expertise in HVAC, mechanical, electrical, plumbing, life safety, and building automation systems.

  • Strong understanding of CMMS platforms, asset management programs, and reliability-centered maintenance.

  • Demonstrated ability to lead technical teams and manage multiple sites and complex environments.

  • Proven experience managing budgets, capital programs, vendors, and service contracts.

  • Excellent communication, client engagement, and stakeholder management skills.

Preferred Qualifications:

  • Professional certifications such as Professional Engineer (PE), Certified Facility Manager (CFM), Certified Energy Manager (CEM), Building Operations Management (FMA), or equivalent credentials.
