POSITION SUMMARY The Mortgage Advisor serves as the primary contact for members seeking mortgage-related information and financing solutions. This dynamic, member-facing role combines consultative sales, financial counseling, and relationship management to guide borrowers through every step of the mortgage process from initial inquiry to loan closing. The MA actively generates leads, builds and maintains strong relationships with real estate professionals, and represents the Credit Union at homebuyer events and community outreach activities. This role is responsible for assessing borrower needs, prequalifying applicants, collecting and reviewing financial documentation, and ensuring compliance with regulatory requirements such as RESPA, TILA, HMDA and applicable investor guidelines. POSITION RESPONSIBILITIES
- Act as a salesperson and acquire leads and information from branches or other team members regarding members seeking mortgage related information.
- Contact members and make an appointment for a meeting.
- Travel to branch or designated area to meet with members.
- Follow up with members requesting mortgage applications and information.
- Establish, manage, and maintain relationships with parties involved in the real estate/mortgage industry such as realtors, brokers, title companies, etc. in order to grow and support referrals.
- Serve as primary contact with all parties on individual loans originated from application to closing by advising, educating, and guiding members through the real estate purchase transactions. These duties include, but are not limited to:
- Counsel and prequalify potential homebuyers, which includes recommending the mortgage product most suitable to meet the applicant's needs.
- Complete applications and inform applicants of all closing cost and related fees.
- Respond to all inquiries and resolve any discrepancies, i.e. credit report, late payments, etc.
- Obtain all necessary support documents along with appropriate fee and lock-in information in compliance with FNMA, VA, FHA, and other mortgage lending regulations inclusive of RESPA, Truth-in-Lending, HMDA, etc.
- Review and interpret credit reports according to established guidelines.
- Oversee loan process by monitoring loan status and ensuring conformity with terms.
- Assist in collecting additional documents and communicating loan status to all parties.
- Provide functional guidance to loan processors regarding coordination of workflow files in process.
- Inform applicants of loan denial or acceptance.
- Use independent judgment to effectively analyze the borrower's request and qualifications to:
- Determine eligibility for various programs by reviewing borrower provided information.
- Assist borrower for various programs by reviewing borrower provided information.
- Find alternative criteria on which to base lending decision.
- Assist borrower with evaluating the changes in their financial budget based on the loan request.
- Provide advice and assistance with helping the borrower improve their qualifications if it is determined that improvement is needed prior to obtaining a new loan.
- Input loan information into the mortgage on-line application system and print necessary documents/disclosures and provide as appropriate to members.
- Continuously monitor personal pipeline, manage expected closing dates, provide timely and accurate information to borrowers, closing agents, real estate brokers, and appraisers to minimize service issues and provide overall quality service.
- Maintain comprehensive knowledge of Credit Union's mortgage and other company products and services.
- Maintain general knowledge of mortgage industry, including maintaining an in-depth knowledge of state and Federal mortgage laws and regulations.
- Plan, coordinate, and participate in activities that promote homeownership, including homebuyer seminars, home shows, broker's meetings, and other home financing workshops.
- Comply with all aspects of BSA/AML and OFAC regulations as related to position.
- Maintain a professional image of the Credit Union in dealing with members.
- Provide friendly and helpful assistance, an upgraded knowledge of financial products, and protect member confidentiality.
- Certificates, Licenses, and Registrations:
- Must be eligible to register with the Nationwide Mortgage Licensing System & Registry.
- Additional duties as assigned.
EDUCATION AND EXPERIENCE
- Associate degree in a related field preferred.
- Sales experience or relatable experience required.
- Mortgage lending experience strongly preferred.

- Work Environment: Business office, the noise level in the work environment is usually quiet to moderate.
- Physical Requirements: Ability to sit or stand at a desk the majority of the workday; talk or hear; stand or walk occasionally. While performing the duties of this job, the team member is typically utilizing a computer, keyboard and phone. May occasionally reach with hands and arms; stoop, kneel, and crouch. The employee may occasionally lift and move up to 30 pounds.
