JOB DESCRIPTION:

  1. Lead the preparation of detailed project
    estimates, budgets, and Guaranteed Maximum Price (GMP) proposals.
    Incorporate value engineering, alternative studies, and constructability
    reviews to ensure complete, accurate, and fully supported deliverables using
    tools including WinEst, Sage Estimating, and Bluebeam.
  2. Collaborate with clients, architects,
    engineers, and internal teams during preconstruction to review design
    documents, coordinate Target Value Design (TVD), and facilitate
    constructability input using platforms including Revit, Assemble Systems,
    and Autodesk Construction Cloud (ACC).
  3. Manage the preparation and distribution of bid
    packages, coordinate trade partner bid lists, and ensure comprehensive
    scope coverage and competitive pricing through BuildingConnected and
    SmartBid platforms.
  4. Perform detailed quantity take-offs and
    pricing studies across major building systems utilizing Revit, OST, Tekla
    Structures, Google SketchUp, Rhino, Grasshopper, and Dynamo, while
    referencing industry-standard cost databases including RSMeans and Gordian.
    Leverage Building Information Modeling (BIM)
    workflows, including model-based quantity extraction, visualization, and
    clash detection using Revit, Navisworks Manage, and Assemble Systems to
    enhance estimate accuracy and project planning.
  5. Prepare complete GMP and Lump Sum proposal
    documentation in accordance with project contracts. Integrate scheduling
    inputs through Primavera P6 and Microsoft Project to align cost and
    schedule deliverables.
  6. Conduct detailed site evaluations using 360
    imaging and LiDAR technology (FARO scanners) to document existing
    conditions, integrate findings into project scopes, and adjust estimates
    accordingly.
  7. Coordinate closely with project management and
    operations teams to develop early logistics plans, site phasing diagrams,
    and staging strategies, utilizing visual planning tools including Synchro
    4D.
  8. Maintain and manage project Budget Control
    Reports (BCRs) throughout each phase, track cost variances, identify cost
    trends, and provide proactive recommendations for value engineering using
    Procore and internal cost management systems.
  9. Lead or participate actively in Lump Sum
    bidding efforts, ensuring submission accuracy, subcontractor coverage, and
    responsiveness through platforms including BidMatrix and
    BuildingConnected.
  10. Mentor and guide the estimating team in
    technical development, manage recruitment and onboarding processes, and
    facilitate continuous learning initiatives through enterprise talent
    systems including SAP SuccessFactors or Workday.
  11. Develop and maintain strong client, design
    team, and trade partner relationships to support collaboration, project
    success, and long-term business growth opportunities.
  12. Research and propose alternative materials,
    systems, and construction methods to align design vision and budget goals,
    utilizing platforms including SpecLink, MasterSpec, and direct
    manufacturer engagement.
  13. Support early project planning and design
    decisions by performing life cycle cost analysis and sustainability
    evaluations using tools including One Click LCA, Sefaira, and Autodesk
    Insight.
  14. Collaborate with design and client teams to
    review and refine project scope, recommending cost-effective alternates
    that maintain design integrity, using estimating tools including
    PlanSwift, CostX, RSMeans, and Bluebeam.

EDUCATION AND EXPERIENCE REQUIREMENT: Requires
a Bachelor's degree in Architectural Studies and 5 years of experience in job
offered or 5 years of experience in the Related Occupation.

RELATED OCCUPATION:
Project Manager/Architectural Designer or any other job title performing
the following job duties:

  1. Produced schematic design, design development, and construction
    documentation packages, ensuring technical accuracy, code compliance,
    constructability, and alignment with client design intent using Autodesk Revit,
    Bluebeam Revu, and Adobe Creative Suite.
  2. Developed coordinated Revit models integrated with structural, MEP,
    and civil disciplines, supporting clash detection, quantity take-offs,
    early-stage cost analysis, and visualization for design communication using
    Revit, Navisworks Manage, and Enscape.
  3. Led conceptual massing, site planning, and zoning analyses using
    SketchUp, Rhino, Grasshopper, and Dynamo, producing visualizations and graphics
    to support design direction, entitlement strategies, and feasibility
    assessments.
  4. Collaborated with engineering consultants to deliver coordinated
    documents, integrating structural, mechanical, plumbing, and electrical systems
    using BIM platforms to ensure interdisciplinary design.
  5. Prepared detailed construction drawings aligned with industry
    standards, ensuring interdisciplinary consistency, constructability, and
    permitting compliance across all project phases.
  6. Assisted in managing design schedules, tracking milestones, and
    coordinating consultant deliverables using Microsoft Project to maintain
    alignment with construction timelines.
  7. Researched alternative materials, assemblies, and building systems
    through manufacturer databases to support technical specification development,
    sustainability objectives, and preliminary cost alignment.
  8. Prepared and coordinated construction documentation packages in
    compliance with AIA standards (A201, A101), ensuring scope clarity, GMP
    alignment, trade coordination, and owner contract compliance.
  9. Provided construction-phase services including RFI responses,
    submittal reviews, and field clarifications, maintaining design integrity,
    quality assurance, and schedule adherence through Procore.
  10. Collaborated proactively with clients, consultants, and contractor
    teams throughout all project phases to ensure alignment of project scope,
    design quality, budget targets, and construction execution strategies.
