Property Activation - Pre-Leasing Performance Manager
Role Summary
Responsible for driving and managing pre-leasing performance for new communities prior to opening, ensuring demand, pricing alignment, and coordinated move-ins are established before first occupancy. Key Responsibilities
- Own pre-leasing performance across multiple properties prior to opening
- Track and analyze leasing velocity, lead flow, applications, approvals, deposits, and pacing
- Coordinate hard-hat toursand early-access leasing programs
- Lead virtual video toursin partnership with the Central Call Center
- Coordinate with Centralized Leasing and Application Teamsto monitor conversion and resolve bottlenecks
- Partner with Marketing on digital campaigns, websites, ILS listings, and lead optimization
- Plan and execute outreach initiatives and pre-opening events
- Coordinate with the Revenue teamon pricing strategy, market studies, and competitive shopping
- Analyze market data and recommend pricing or strategy adjustments
- Coordinate pre-opening move-in schedules with Operations and Construction
- Develop and refine pre-leasing SOPs and standardized workflows
- Build dashboards and reports to present insights and recommendations to leadership
Qualifications
- Bachelor's degree in Real Estate, Business, Marketing, Analytics, Finance, or a related field (or equivalent experience)
- Experience in pre-leasing, lease-up strategy, property launches, revenue management, marketing analytics, or multifamily operations
- Proven experience managing multiple properties or projects simultaneously
- Strong analytical skills with the ability to interpret leasing data, pacing, and performance trends
- Demonstrated ability to drive pre-leasing performance prior to opening, not just support execution
- Experience coordinating across Marketing, Leasing, Centralized Leasing/Call Centers, and Operations
- Strong communication skills with the ability to present insights and recommendations to leadership
- Highly organized, self-directed, and comfortable working in a fast-paced, evolving environment
Preferred Qualifications
- Experience with new construction lease-ups or ground-up developments
- Familiarity with revenue management concepts, pricing strategy, market studies, and competitive shopping
- Experience working with centralized leasing models, application processing teams, or shared services
- Background in digital marketing performance analysis (ILS, websites, lead sources, conversion tracking)
- Experience building or maintaining dashboards and performance reports
- Ability to influence outcomes without direct authority
- Experience developing and documenting SOPs and standardized workflows
Technical & Analytical Skills
- Advanced proficiency in Excel or Google Sheets (data analysis, reporting, pacing models)
- Experience using CRM, leasing, or property management systems (Entrata, Yardi, Funnel, or similar preferred)
- Comfortable analyzing data across multiple platforms and synthesizing insights
- Strong presentation skills (PowerPoint or equivalent)

Physical Requirements
- Must be able to move throughout model units, active construction areas, leaseup communities, and property grounds; includes walking, standing, and climbing stairs for extended periods.
- Ability to lift and carry up to 25 pounds, including marketing materials, signage, promotional items, and event setup equipment.
- Regular use of hands and fingers for computer work, preparing materials, using mobile devices, and handling documents.
- Must be able to read digital screens, reports, floor plans, and marketing collateral; must be able to communicate clearly in person, over the phone, and through virtual platforms.
- Must be able to travel locally between properties, markets, and meetings as needed; occasional regional travel may be required.
Work Environment
- Work is performed in a professional office setting, on active job sites, in model units, and throughout community grounds.
- Requires the ability to manage multiple priorities, shifting timelines, and deliverables related to property activation and preleasing performance.
- May require occasional weekends, evenings, and extended hours during new property launches, major leasing milestones, resident events, or activation initiatives.
- Frequent use of computers, CRM systems, leasing platforms, digital marketing tools, and mobile devices; includes prolonged periods of sitting for administrative and reporting tasks.
- Occasional exposure to outdoor weather conditions, construction noise, dust, and variable property environments while performing site walks, inspections, and tours.
