District Supervisor, HVAC - Central Campus

FUNCTION:
The District HVAC Supervisor provides leadership, technical expertise, and oversight for the College's heating, ventilation, and air conditioning systems across all campuses. This position is responsible for supervising, scheduling, and guiding a team of licensed HVAC technicians to ensure the safe, efficient, and reliable operation of all mechanical systems. The Supervisor plans, coordinates, and inspects installation, maintenance, and repair work; ensures compliance with applicable codes, safety regulations, and College standards; and collaborates closely with other trade supervisors, operations managers, and contractors to support daily operations and long-term facility goals. Additionally, this position is responsible for evaluating system performance, recommending improvements to increase energy efficiency, managing preventive maintenance programs, and ensuring timely completion and documentation of all work through the College's work order system. The District HVAC Supervisor serves as a technical resource and mentor, fostering a culture of accountability, teamwork, and continuous improvement within the Facilities Services Department.
Essential Job Functions:
  • Provide supervision for the Campuses and other personnel in the College HVAC department, providing proper performance appraisals and related administrative oversight tasks as defined by College policy.
  • Provide continuous oversight of operations of all College HVAC sand related systems assuring safe and proper operations.
  • Monitor HVAC and related utility systems in order to provide periodic reporting to College leadership and to make recommendations for improved operations.
  • Provide a means for oversight of all work performed on HVAC and related systems by outside contractors.
  • Develop and deliver a comprehensive training program for all HVAC personnel. the need for training of supervised personnel.
  • Manage periodic schedules for all College HVAC department personnel assuring that routine maintenance, periodic special projects and emergency operations are properly managed.
  • Develop and implement a continuous safety awareness and performance improvement program among all HVAC department personnel.
  • Assure that a comprehensive lifecycle management process is developed and implemented throughout the College addressing all needs of the HVAC and related systems (e.g., preventive maintenance, predictive maintenance, etc.).
  • Assure all work is properly documented in the College CMMS system and that all non-routine work is recorded in the equipment work history files as necessary.
  • Assure annual lifecycle maintenance plans, schedules and budgets are developed and managed as necessary to assure maximum uptime and adherence to maintenance budgets.
  • Provide support for large project development assuring that current standards and practices are integrated into the new project designs.
  • Maintain a current and prioritized listing of capital improvement projects, deferred maintenance items and a 5-10 year forecast of HVAC system capital improvement needs. Attend such seminars, training programs as may be required to improve the management of the College facilities and employees.
  • Provide leadership availability to the College in response and/or recovery measures in the event of a major disruption of business (storm, etc.).
Knowledge, Skills and Abilities:
  • Strong ability to read, interpret, and apply information from mechanical, electrical, plumbing, and architectural blueprints, drawings, and technical specifications.
  • Comprehensive knowledge of automated building systems, including energy management and building automation controls used for monitoring and optimizing HVAC operations.
  • Extensive understanding of chilled water, hot water, and DX (direct expansion) systems, including installation, maintenance, and system balancing.
  • Skilled in pipefitting, brazing, and welding techniques associated with HVAC and mechanical systems.
  • Knowledge of applicable codes, standards, and best practices, including ASHRAE, NFPA, NEC, and OSHA regulations.
  • Proficient in troubleshooting complex HVAC issues involving both mechanical and electrical components.
  • Strong working knowledge of pumps, compressors, air handlers, VFDs, and other major HVAC equipment.
  • Ability to use diagnostic tools, meters, and specialized software for system analysis and repair.
  • Competence in basic computer applications, including Microsoft Word, Excel, and Outlook, as well as familiarity with computerized maintenance management systems (CMMS) such as TMA or similar platforms.
  • Strong organizational and communication skills with the ability to lead, train, and mentor technical staff effectively.
  • Demonstrated ability to plan, prioritize, and coordinate multiple projects simultaneously while ensuring safety, quality, and operational efficiency.

Required Education:
  • High School Diploma
Preferred Education:
  • Some College/Associates Degree, Technical Systems Certification, HVAC Systems Certification, Control Systems Certification
Required Experience:
  • Minimum of ten (10) years of experience in the maintenance, repair, and operation of commercial HVAC systems, including at least five (5) years in a supervisory or lead role overseeing licensed technicians and managing large-scale mechanical systems.
Preferred Experience:
  • Extensive experience in the diagnosis, repair, and rebuilding of pumps, motors, and associated HVAC system components.
  • Proficiency in pneumatic and electronic control systems, including troubleshooting and calibration of building automation and energy management systems.
  • Strong working knowledge of programming, monitoring, and optimizing air conditioning and mechanical systems using computerized control platforms.
  • Demonstrated experience in developing and implementing preventive maintenance programs to ensure the long-term reliability and efficiency of HVAC equipment.
  • Comprehensive understanding of safety standards, including OSHA and MSDS requirements, and the ability to enforce safe work practices within the team.
  • In-depth knowledge of variable frequency drives (VFDs), their application in HVAC systems, and integration with control systems.
  • Working knowledge of electrical systems related to HVAC operations, including reading schematics, control wiring, and troubleshooting electrical components.
  • Experience supervising licensed technicians, coordinating work across multiple campuses or facilities, and ensuring adherence to technical and operational standards.
  • Strong leadership, organizational, and communication skills with the ability to manage complex projects and foster collaboration within a multi-trade environment.

  • Carrier Centrifugal Certification

Note: The duties of this position require a physical presence at the assigned on-site work location during unrestricted operations with very limited or no opportunity for remote work arrangements.
