Position Summary

UNM Residence Life & Student Housing (RLSH) is looking for a highly motivated individual to join our team as a Painter to work in a dynamic, student-oriented, and academically focused residential environment. Residence Life and Student Housing is a comprehensive department that manages all aspects of the housing experience with a capacity of 2500 residents over 9 residential buildings. Under the Manager of Facilities Operations, the Painter plays an essential role in the daily operation of the residential facilities. RLSH operates year-round and serves a variety of campus and community populations.

Summary
Performs routine to moderately complex surface preparation, painting, and finishing tasks, applying a variety of methods, media, and techniques to both interior and exterior surfaces.

Transports furniture, office equipment, and related items within the university campus and off campus as needed. Operates vehicles and mechanical equipment as required to facilitate loading, unloading, and transport of materials, as appropriate to the area of operation. Routinely interacts with all constituents in the campus community. May supervise, oversee, lead, coach, mentor, guide, motivate and/or work alongside a team of student employees.

Duties and Responsibilities

  1. Applies paints, sealers, and solvents to exterior and interior building surfaces such as plaster, sheetrock, concrete, and wood.
  2. Performs building exterior and interior caulking, finish repair, mud and tape, and texturing tasks.
  3. Operates equipment such as airless spray equipment, scaffolding, and motorized lifts.
  4. Uses mechanized high-reach equipment to renew caulking on exterior building panel seams, windows, and doors.
  5. Performs special refinishing tasks including wood surface preparation, staining, and sealing.
  6. Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
  7. Performs minor plaster repair, blending newly renovated wall surfaces with existing plaster.
  8. Surveys building painting project sites to estimate time and material quantities required; selects appropriate surface coatings.
  9. Loads and unloads furniture and related materials onto and off trucks, ensuring that appropriate padding and ropes are used to prevent damage.
  10. Operates mechanical lift gates and mechanical platforms to facilitate loading and unloading of materials, as appropriate to the area of operation.
  11. Locates and relocates desks, bedframes, bed springs, mattresses, chairs, tables, common area furniture, and other related office equipment and RLSH inventory/items.
  12. Arranges and sets up furniture and related items for classroom and special events use as instructed.
  13. Operates a large moving truck in the transportation of moving materials, as necessary.
  14. Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
  15. May perform general maintenance, custodial, and trash/recycling removal tasks.
  16. May have a p-card to make necessary supply purchases.
  17. May serve as the main contact person in communications with customers (residents and staff) regarding work orders and maintain records of work performed.
  18. May supervise, oversee, lead, coach, mentor, guide, motivate and/or work alongside a team of student employees at times or during seasons of the year.
  19. Performs miscellaneous job-related duties as assigned.

Knowledge, Skills and Abilities Required

  1. Skill in selecting and applying paint and associated products.
  2. Skill in applying coatings and/or caulking and completing repairs to exterior and interior surfaces.
  3. Skill in wood surface preparation, staining, and/or sealing techniques.
  4. Ability to use hand and power tools applicable to trade.
  5. Ability to select, mix, and apply surface coatings that successfully match and/or restore historic interior or exterior surfaces.
  6. Ability to read, understand, follow, and enforce safety procedures.
  7. Ability to estimate basic project time and material quantity requirements.
  8. Ability to follow routine verbal and written instructions.
  9. Ability to safely and efficiently operate lift gates and platforms, as appropriate to the position.
  10. Ability to understand and follow specific instructions and procedures.
  11. Ability to safely operate a large moving truck, as appropriate to the position.
  12. Ability to lift and manipulate heavy objects.

Working Conditions and Physical Effort

  1. Work involves almost constant exposure to unusual elements, such as extreme temperatures, toxic chemicals, biohazardous materials, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises.
  2. Work environment involves some exposure to hazards or physical risks, which require following basic safety precautions.
  3. Extensive physical activity. Requires strenuous physical work, heavy lifting, pushing, or pulling required of objects up to 50 pounds. Must be capable of climbing and working from ladders up to 36 feet.

Conditions of Employment
  • Possession of a valid New Mexico driver's license is a requirement for this job.
  • Must pass a pre-employment criminal background check.

Minimum Qualifications

High school diploma or GED: at least 6 months of experience directly related to the duties and responsibilities specified.

Completed degree(s) from an accredited institution that are above the minimum education requirement may be substituted for experience on a year for year basis.
