This role is part of Blue Origin corporate functions, providing centralized support across Blue Origin business unit teams, functions, and locations.

We are seeking a proactive and eager Junior Commercial Real Estate Manager to join our growing team real property group. This role is pivotal for assisting the Real Estate Program Manager in managing the full lifecycle of real estate transactions, including lease negotiations, property acquisitions and dispositions, due diligence, and contract administration. The ideal candidate will have a strong understanding of the commercial real estate industry, exceptional analytical skills, the willingness to lean into new opportunities, and a strategic approach to problem-solving. Additionally, the candidate must have experience working in a fast-paced and dynamic corporate environment, contract negotiation experience, strong business writing skills, and experience working and coordinating across multiple stakeholder groups.

Responsibilities

Transaction and Contract Administration:

  • Coordinate with Real Estate Program manager to uphold corporate strategic plan

  • Lead renewals and other contract administration tasks.

  • Ensure all contracts are reviewed, updated, and executed in a timely manner.

  • Coordinate and effect all contract reviews with internal stakeholders

  • Coordinate with brokers, attorneys, and other stakeholders to ensure the timely and successful completion of transactions.

  • Prepare and present all transaction analysis support and justification

  • Maintain transaction deal file accordingly

  • Track and manage all critical dates

Transaction Support:

  • Assist the Real Estate Program Manager with large transactions, including the preparation and negotiation of lease agreements, purchase contracts, and other real estate documents.

  • Assistance in coordination with brokers, attorneys, and other stakeholders to ensure the timely and successful completion of transactions.

  • Assist in the preparation and presentation of all transaction analysis support and justification

Due Diligence and Program Support:

  • Coordinate and execute due diligence activities.

  • Oversee the administration of deposits and other financial obligations

  • Confirm contract commencement and related documents.

  • Manage transition activities to the project implementation team.

  • Oversee the transition of the transaction to the operations team.

  • Oversee the maintenance of accurate and up-to-date records of all transactions in the company's database.

  • Coordination and preparation of weekly/monthly/quarterly program reporting

Market Analysis and Strategy:

  • Conduct comprehensive market analysis to inform leasing and sales strategies.

  • Gather and analyze data on market trends, competitor activities, and potential investment opportunities.

  • Present findings and recommendations to senior management.

Financial Management:

  • Assist in the development of site budgets for property operations

  • Coordinate estimates for one-time operating and capital expenditures for transaction analysis.

  • Prepare run-cost reporting

  • Ensure financial reporting is accurate and timely.

Qualifications:

Education:

  • Bachelor's degree in Business Administration, Real Estate, Finance or a related field required; MBA or advanced degree a plus.

Experience:

  • 3-5 years of experience in commercial transaction management or a related field.

  • Industrial and office market experience a must

  • Work across the U.S. preferred and international experience a plus

  • Proven track record of successful transaction management, project management, and transaction execution.

  • Experience working in a fast-paced and dynamic corporate environment a must.

  • Demonstrated contract negotiation experience.

  • Strong business writing skills.

  • Experience working and coordinating across multiple stakeholder groups.

Skills:

  • In-depth understanding of real estate principles, practices, and market dynamics.

  • Familiarity with accounting and corporate finance principles

  • Excellent communication, negotiation, and interpersonal skills.

  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint) and real estate management software.

  • Strong critical thinking and analytical skills.

  • Ability to work independently and effectively.

  • Required for Certain Job Profiles: Drivers who operate Commercial Motor Vehicles with a Gross Vehicle Weight (GVW), Gross Vehicle Weight Rating (GVWR) or combination of power unit and trailer that meets or exceeds 10,001 lbs. and/or transports placardable amounts of hazardous materials by ground in any vehicle on a public road while in commerce, may be subject to additional Federal Motor Carrier Safety Regulations including: Driver Qualification Files, Medical Certification (obtained before onboarding), Road Test, Hours of Service, Drug and Alcohol Testing (CDL drivers only), vehicle inspection requirements, CDL requirements (if applicable) and hazardous materials transportation/shipping training.

  • Required for certain Job Profiles: Ability to obtain and maintain Merchant Mariner Credential, which includes pre-employment and random drug testing as well as DOT physical
