Overview

Job Purpose

Responsible for the research and analysis of all deed and mortgage tax and recording fee data gathered thru extensive state-wide contact surveys and various reports. Acts as the subject matter expert and contact person for all internal and external real estate data inquiries including the identification of data updates, confirmation with federal, state, county and local laws, data processing, testing and updating this data.

Responsibilities

    • Responsible for all client inquiry resolution relating to real estate deed and mortgage taxes and recording fees transaction results

    • Research and coordinate the collection and review of state, county, and municipality documents

    • Consult directly with county recorders on a daily basis to obtain the most current and accurate deed and mortgage tax information

    • Research jurisdictional related factual issues using multiple contact methods from various external reference sources

    • Compile information and prepare statistics, charts, and other summaries to detail the findings and communicate to multiple channels

    • Responsible for the escalation and resolution of data issues

    • Work across business units/teams to collect, aggregate, match, consolidate, and confirm data for quality and accuracy. contracts

    • Creates data test cases from preliminary to final test cases used for system deployments.

    • Communicates across channels to ensure all project communication and meet project target deployment goals

    • Work collaboratively with Legal Dept for final tax/fee resolution

    • Discipline approach to execute Research Dept proven data research process, data analysis, system implementation, QA rules and client service work

    • Gather reporting requirements for change requests and ad-hoc reports as requested

    • May assist with acquisition, extraction, transforming, and standing up of various data sets

    • May design and/or develop and ensure the quality of specific databases for collection, tracking and reporting of research data.

    • Performs other related duties as assigned

Knowledge and Experience

    • High school diploma or equivalent

    • Prior experience in real estate industry

    • Proficient with investigating and responding to client data inquiries

    • Proficiency in standard office software, such as MS Office, MS Access, MS Word, MS Excel, etc.

    • Ability to conform and meet documentation procedures and established time frames without additional guidance including all current dept resources ie DIG document, Data Tracker; and the CARL

    • High degree of understanding each state's statutory regulations and nuances

    • Proven understanding of Federal RESPA TRID regulations which apply to all data decision making

    • Demonstrate expertise in each state's statutory deed and mortgage tax and recording fees rules and can apply to creation of data test cases

    • Strong communication skills with both internal and external clients

    • Work collaboratively with Legal Dept for final tax/fee resolution

    • Excellent proven problem-solving skills

    • Working knowledge of relational databases is a plus

    • Experience working with data analytics-driven solutions with sensitive data sources

    • High degree of creative, analytical, and problem-solving skills

    • Ability to gather and interpret information and to develop, recommend and implement solutions
