Job Summary
The BAS Controls Technician IV is a senior-level position responsible for handling critical controls installations, advanced troubleshooting, programming, and commissioning tasks. This role includes developing specifications for controls and electrical components, collaborating with cross-functional teams, and serving as a technical mentor for lower-level technicians. The Technician IV will ensure seamless project execution and maintain high-quality customer relationships through training, documentation, and proactive communication. As a Construction Technician IV, you will be responsible for leading and managing a team of technicians. Your key responsibilities will include:
- Management of Technicians: Oversee the daily activities of technicians reporting to you, ensuring that tasks are completed efficiently and to a high standard.
- Scheduling: Develop and maintain work schedules to ensure adequate coverage and timely completion of projects.
- Training: Provide ongoing training and development opportunities for technicians to enhance their skills and knowledge.
- Resource Management: Allocate resources effectively to maximize productivity and minimize downtime.
- Career Development: Support the career growth of technicians by identifying opportunities for advancement and providing guidance and mentorship.
Essential Duties
Essential Duties and Responsibilities:
- Assist in developing specifications for controls and electrical components.
- Read and interpret sequences of operations for control logic, electrical diagrams, manuals, and drawings.
- Manage advanced control installations on critical job sites.
- Communicate technical issues and project timelines effectively with leadership, operations teams, and customers.
- Explain the impact of construction timelines and collaborate with operations and engineering teams to mitigate delays.
- Train customers on control system concepts, operation, and maintenance.
- Work collaboratively on multiple projects, taking the initiative to enhance safety and contribute to group success.
- Diagnose system performance issues through functional testing and correct programming deficiencies.
- Use software to create and modify programming, including graphics, databases, and sequences.
- Set up and troubleshoot network protocols, including BACnet MSTP, BACnet/IP, Modbus, and Lon.
- Build control panels and address any deficiencies in submittal drawings.
- Identify and address scope gaps by submitting RFIs (Requests for Information).
- Prepare and submit documentation for change orders to customers as needed.
- Ensure construction projects are completed within specified customer timelines.
- Provide on-the-job training for lower-level technicians (Tech I and Tech II).
- Serve as a front-line technical resource, offering guidance and training to other technicians.
- Coordinate subcontractor work to ensure proper installation of all devices.
- Work independently and provide direction to other technicians and trades on-site.
- Operate troubleshooting tools, meters, and hand tools proficiently.
- Safely operate motor vehicles and trailers, adhering to company driving and safety policies.
- Maintain tools, equipment, and inventory stock on service vehicles.
- Purchase materials and issue purchase order numbers to suppliers.
- Comply with all safety protocols, including arc flash, confined space, and lockout/tagout (LOTO) procedures.
- Document and communicate project statuses effectively with project managers and customers.
Minimum Requirements
Minimum Requirements:
- High School Diploma or GED
- 7+ years of experience as a Controls Technician
- Certification with Tridium AX/N4, Distech, Siemens, and Schneider systems
- HVAC knowledge, including air handling units, variable air volume units, fan-powered boxes, and rooftop units
Required Skills and Competencies:
- Strong understanding of A/C and low-voltage D/C electrical circuits and their operation
- Hands-on experience with at least one control platform (e.g., Siemens, Distech, JCI, Inet)
- Proficiency in access control and lighting control installations and programming
- Advanced controls programming and troubleshooting expertise
- Ability to execute assigned project tasks efficiently
- Proficiency in reading and interpreting blueprints, wiring diagrams, and device data sheets.
- Skilled in using testing and metering devices
- Familiarity with Windows operating systems and associated software
- Professional demeanor with strong interpersonal, written, and verbal communication skills
- Ability to train and mentor technicians with lesser skills
