A Brief Overview

Reporting to the Chief Operating Officer, the Director of Acquisitions is primarily responsible for the solicitation, review of, preparation of letters of intent and negotiations of new LIHTC investments consistent with HCP's investment committee guidelines.

What you will do



  • Responsible for the marketing and sourcing of new LIHTC acquisitions for HCP's investment portfolio.
  • Coordinate the initial modeling, collection of due diligence (e.g. market studies, sponsor financials, LIHTC applications and third party due diligence reports) sufficient to evaluate investments.
  • Preparation and present pre-screen presentations to HCP's Investment Committee presentations for LIHTC acquisitions.
  • Attend industry trade shows and conferences to market HCP.
  • Participate as a member of the acquisitions team in setting HCP's acquisition goals and objectives and implementing the tactical plans to meet those goals.
  • Source and identify new developer partners to create relationships that will provide a consistent pipeline of suitable LIHTC investment opportunities in the future for HCP.
  • Generate and negotiate letters of intent for both multi-investment funds and proprietary fund investments with LIHTC developer partners.
  • Participate in presenting LIHTC investments to HCP's investors in conjunction with HCP's Investor Relations Department.
  • Co-ordinate with HCP's Investor Relations Department to identify LIHTC investments in certain CRA markets to satisfy HCP's CRA investor's investment goals.
  • Performs other duties and projects as assigned.
  • This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.


Qualifications



  • Bachelor's Degree Real Estate, Business, Finance and/or Accounting. Required
  • 4-6 years related prior work experience. Required
  • Excellent planning, organizational, analytical, negotiating, and time management skills.
  • Knowledge of LIHTC partnership agreements, loan documents, and Qualified Allocation Plans in various States.
  • Proficient with Excel and able to manipulate HCP's financial model and work with analysts modeling potential LIHTC investments.
  • Well-developed interpersonal, communication, and management skills.
  • Ability to present and interact at all levels of the organization (senior management, investment committee, project management, and asset management) and with industry professionals and developer clients.
  • Work under tight deadlines and in a team environment.
  • Work independently in a remote setting with limited oversight and be productive.
  • High-performing independent thinker with excellent communication skills and the ability to work independently.
  • Flexibility and time management skills are critical. Must demonstrate excellent written and verbal communication and interpersonal skills, particularly the ability to communicate effectively with all management and industry professionals.
  • Individuals must demonstrate strong integration of multiple projects, reporting practices, and principles within the organization to service corporate and business requirements.


Compensation

We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $180,000 - $200,000, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors - we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer. We also offer a generous total compensation and benefits package.
