Operating Engineer - HVAC The Operating Engineer - HVAC will perform and/or direct various preventive maintenance and repairs within local campus. This will include hands-on work to complete the necessary work within Jones Lang LaSalle standards and guidelines. The Operating Engineer - HVAC will perform and assist in identification and implementation of OM&R Strategies to ensure safe, reliable, and efficient Buildings, Building Systems, and equipment within a campus-based complex with multiple buildings in close proximity. The Operating Engineer - HVAC will execute JLL Quality control audits and inspections conducted throughout the territory and deficiency reports provided to supervisors. The Operating Engineer - HVAC will provide technical assistance, training, and support in advanced building operations, troubleshooting, and hands-on repair guidance in support of teams within a territory. The Operating Engineer - HVAC will perform other work to include hands-on repair & maintenance work on mechanical, electrical, plumbing, building automation systems, card access systems, door & gates systems, building envelope systems, grounds and parking lots, interior finish systems, lighting systems, and various other R&M tasks associated with operation of a commercial property. Job Responsibilities Management Ability to effectively manage diverse relationships with team members, contractors, client, and customers Ability to schedule and prioritize work for themselves and others to maximize efficiency and minimize overtime Ability to engage others to gain cooperation and teamwork Conduct performance counseling and performance management of direct reports Safety Comprehensive knowledge of Safe Work practices especially regarding energized work, working at heights and confined spaces Ability to recognize, assess and mitigate or eliminate risk Ability to understand and use proper PPE for associated tasks Training Evaluate, train, teach and coach a work force of Lead Engineers, Facility Engineers, and Maintenance Technicians as requested by supervisors related to the electrical trade Operations, Maintenance and Repair - OM&R Possess hands on skills and knowledge to complete required repairs and maintenance on commercial Building and Building Systems (including but not limited to: HVAC, Electrical, Plumbing, Vertical Transportation, Life Safety, Roofs, Structure, Parking lots and roads) using industry standard tools and in accordance with all codes, laws, and regulations Perform preventive maintenance and repair service work on electrical, mechanical, plumbing, HVAC, and various other building systems to maintain the properties in peak operational condition Customer Service Knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction Knowledge, Skills & Abilities Education/Training Minimum Required: Diploma or GED, Comparable work experience Preferred: Vocation degree program, apprenticeship, Higher Education (i.e. College or University) Experience Minimum Required: 5 Years Trade, 3 Years Engineering Preferred: 10 years Trade, 5 Years Engineering Skills and Knowledge Minimum Required: Applicable codes, laws, and regulations, OSHA 10 Preferred: OSHA 30 or higher, NFPA 70E Other Abilities Ability to effectively use computers and computer programs (including use of Microsoft Office Suite) Skill in use of the internet to navigate to and use web-based applications Ability to work with CMMS, ABS, and BMS programs Ability to use handheld electronic devices (PDA, Blackberry, cell phone, etc.) Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar Knowledge of principles and processes for providing customer and personal services Possess excellent communications skills, both written and verbal Ability to create, modify and edit processes, procedures, and reports Certifications/Licenses EPA Certification Physical Work Requirements and Work Conditions Work can be Campus based with extensive walking between buildings Ability to lift 50 pounds Ability to bend, sit, kneel, squat, stand, reach, and lay as required to access equipment components for extended periods of time Ability to work exposed to heat, sunlight, rain, cold, heights about six feet, daylight and nighttime hours as required Additional Requirements Adaptability to work overtime as needed Location: On-site -El Paso, TX If this job description resonates with you, we encourage you to apply, even if you don't meet all the requirements.
