On-site position at property.

What this job involves:

  • Prepare monthly revenue and expense accruals, journal entries, and bank reconciliations.
  • Prepare financial statements, reports, reconciliations and ad hoc reports as per property owner's requirements.
  • Prepare monthly and year-to-date revenue, expense and capex variance explanations for monthly presentation to JLL management and property owner
  • Monitor cash receipts and ensure accurate application of receipts, review and bill tenant recurring and ad hoc charges and prepare billing adjustments as needed and perform tenant ledger reconciliations.
  • Review A/P invoice coding and approvals and ensure proper audit trail is in place. Monitor A/P workflow for timely processing of invoices. Facilitate and manage bank wire payment transactions.
  • Monitor collection of retail sales and review reports. Ensure timely calculation and billing of any % (percentage) rents. Advise property owner whether any reported sales should be audited as per lease.
  • Track revenues and expenses report by the Amenity's operator and ensure timely and accurate accounting and any disbursements to the amenity's operator
  • Review leases and leasing activity to ensure accurate billing
  • Track capital projects, collaborate with property owner, project manager and vendor(s) for proper disbursement of project costs
  • Monitor and audit p-card purchases to ensure purchases are in compliance with property budget.
  • Compile key assumptions and capital budget information, maintain lease level budgeting for all tenants, review and enter budget information into the accounting system, process estimates for miscellaneous income and specialty leasing.
  • Quarterly forecast preparation and provide support to the corporate office in gathering information for the quarterly financial reports.
  • Support property manager, JLL asset management team in the compilation and presentation of annual operating budget
  • Take lead role in any tenant driven opex/lease audit. Collaborate with JLL management team and property owner to ensure proper communication with tenants / their auditor.
  • Annual year-end reconciliation process; CAM, percentage rent, insurance, utilities, sewer/trash, real estate taxes. Coordinate payroll reporting process
  • Assist in all audits at the property
  • Additional ad-hoc projects

Requirements:

  • Bachelor's Degree in Accounting
  • 3-5 years related real estate accounting experience
  • Adaptability - maintains effectiveness in varying environments, tasks and responsibilities, or with various types of people.
  • Planning and Organizing - Ability to establish a course of action to accomplish goals and evaluate results.
  • Ability to multitask, work successfully under pressure and effectively prioritize and manage time and workload to meet client needs.

  • Microsoft office product knowledge specifically Excel is required, Access knowledge desirable.
  • Experience with some combination of Real Estate specific software specifically MRI, Yardi
  • Please note this role will be hybrid, 3x a week.

Estimated total compensation for this position:

125,000.00 - 150,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
