The Capital Director role is:

A dedicated SME experienced in building systems, maintenance, capital projects and development. Experienced with the vendors, networks, and methods that are most critical for successful capital project design and execution. The role will be a key advisor for GRE asset managers, portfolio managers, and transactions teams to better understand, assess, and efficiently solution for the full-range of capital expenditure issues within existing portfolios and with new acquisitions.

Existing Portfolio Capital Advisory

Partner with Assets Managers to:

* Support Property Operations : advise on solutions to the range of structural, engineering, technical and/or environmental issues that may arise during ongoing property operations.
* Steer Capital Projects: provide guidance during the concept, schematic and design phases of projects. Inform procurement and contracting strategies to optimize alignment of project execution with client mandates and objectives.
* Employ Market Knowledge : Maintain in-depth networks in key markets and understanding of local, state, and federal guidelines, building codes and trends impacting capital work.

Development Project Advisory

Partner with Assets Managers to:

* Project Cost/Benefit Analyses: provide insights and recommendations for decisions on project scope and scale, project components, and building and contracting methods.
* Develop Project Strategies: coordinate with internal teams, vendors, and consultants to efficiently design project execution strategies.
* Establish Owner's Oversight Plans: design project-specific programs and protocols with external consultants to ensure appropriate owner's oversight of each project from concept to completion.

Transactions Due Diligence

Partner with Transactions and AM teams to:

* Assess Due Diligence Risks: oversee physical and environmental DD strategies and consultant procurement. Evaluate capital costs and risks identified; provide recommendations for incorporating risks into underwriting.
* Integrate Due Diligence with Budgeting: coordinate with Asset Managers to onboard property plans and appropriately reflect due diligence findings in Year 1 budgets.
* Support Disposition Efforts: advise on capital requirements as part of the preparation phase for potential dispositions and provide guidance on approaches to addressing capital issues during dispositions.

Job Summary

JLL is seeking a highly qualified and experienced individual to join a reputable real estate asset management firm as the Capital Director. This will be a dedicated role to a National respected client account that JLL supports. This is an exciting opportunity for an initiative-taking and meticulous individual who possesses a deep understanding of engineering, physical due diligence, capital improvement projects, and providing support to real estate development efforts.

Duties & Responsibilities

  • Physical Due Diligence: Partner with consultants to perform thorough analyses and assessments of potential real estate acquisitions, evaluating the physical condition of the property and compliance with regulatory standards.

  • Environment Due Diligence: Responsible for procuring Environmental Phase 1 and Phase 2 site assessments to ensure compliance with regulations and provide support for real estate development and acquisition efforts.

  • Owner's oversight: Coordinate and review the work of external consultants and perform oversight of engineering and construction projects from conception to completion, assuring adherence to timelines, budgets, and quality standards.

  • Capital Improvement Projects: Provide guidance during the engineering and construction phases of projects by reviewing construction plans for technical accuracy, cost-effectiveness, and sustainability, while assuring minimal disturbance to tenants and residents.

  • Project Management: Coordinate with internal teams, vendors, and consultants to execute projects efficiently and safely, while maintaining open lines of communication with all stakeholders.

  • Compliance and quality assurance: Maintain an in-depth understanding of local, state, and federal environmental guidelines and building codes. Stay informed about changes or updates that may impact properties.

  • Real Estate Development: Collaborate with development partners by reviewing technical reports and identifying challenges and opportunities associated with sites, zoning regulations, utilities, and infrastructure requirements.

  • Monitor each development with respect to overall construction quality, adherence to plans, specifications, schedule, and budget.

  • Stakeholder Collaboration: Collaborate across the real estate platform, including Asset Management, Portfolio Management, Sustainability. Transactions, Risk Management and Development by acting as a technical resource and providing strategic insights, guidance, and recommendations on engineering-related matters.

  • Contract Manager Support: Respond and provide solutions to contract property management regarding various architectural, engineering and/or environmental issues that arise through property audits, tenant improvements, capital projects, accidents/incidents, or tenant misuse.

  • Risk Management: Support Risk Management policies and procedures and contribute to the improvement of risk management best-practices at the properties.

Education & Experience Required

  • Bachelor's degree in civil, structural, or mechanical engineering, architecture, construction management, environmental science, or related field.

  • 10+ years of experience working in engineering, architecture, construction management, or environmental field, preferably within real estate.

  • Proven track record of successfully managing engineering projects, including real estate or construction projects.

  • Strong analytical and problem-solving skills with the ability to prioritize risks and develop effective mitigation strategies.

  • Licensed Professional Engineer or Architect is highly desirable.

Required Skills

  • Excellent communication skills, both verbal and written, with the ability to articulate complex engineering concepts to non-technical stakeholders.

  • Ability to perform cost/benefit and budget analysis.

  • Strong familiarity with A&E best practices.

  • Ability to analyze and understand construction contracts and vendor agreements.

  • This position will require between 33-50% travel and some overnight stays.

Estimated total compensation for this position:

150,000.00 - 250,000.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
