SUMMARY: Responsible for assisting the Program Manager with resident relations, community outreach, shelter operations and maintenance.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

SHELTER MAINTENANCE AND GROUNDS KEEPING


  • Perform preventive maintenance on building, equipment, appliances, including furnaces, water heaters, lawnmowers, and water softeners.
  • Perform maintenance on Twin Oaks Shelter property including cleaning, plumbing, carpentry, and electrical.
  • Monitor the conditions of Twin Oaks Shelter property to identify safety and yard maintenance needs and report those needs to the shelter manager.
  • Remove and dispose of litter, other refuge and construction waste.
  • Mow and trim lawns weekly.
  • Remove snow from sidewalks, fire lanes, entrances and driveways as needed.
  • Maintain maintenance logs that identifies the tasks, dates, times, and addresses of specific activities.
  • Cleaning, set up, and changeover of resident rooms.
  • Organization of supplies and consumable items.
  • Perform other maintenance/laborer tasks as requested by the Shelter manager



RESIDENT RELATIONS

  • Attends to resident needs; ensures the shelter is a safe and peaceful environment through rule enforcement, conflict resolution and engaging residents in shelter projects and activities.
  • Works with households to complete an application for services, checks and signs all forms.
  • Conducts intakes (explains welcome packet, rules and responsibilities and move-in forms)
  • Assists residents with maintenance and changeover of rooms
  • Reads, contributes to and helps maintain the shelter log to communicate shelter issues with the manager and other shelter staff to coordinate services to residents
  • Conduct exits (obtain completed exit surveys, has keys turned in and does final room inspections)
  • Room inspections or other duties as assigned



SHELTER SUPPORT

  • Maintains office services by answering phones, taking messages and providing information on the program and community resources


  • Accepts and records donations; signs donation receipt forms
  • Accommodates and direct visiting groups and those doing projects at the shelter
  • Writing out thank you notes (or providing address information so thanks can be sent) for donations, community meals or food donations and volunteer efforts
  • Assist with maintaining the waitlist by completing background checks, verifying homeless status, and contacting potential households to verify housing need
  • Contact households that are HUD Category 1 or 4 homeless to complete the barriers assessment for Coordinated Entry

  • Keep agency tools organized and secured.
  • Shift coverage when short shelter staff.
  • Other duties as assigned

EDUCATION AND EXPERIENCE:

  • High school diploma/GED required or individual is actively pursuing degree completion.
  • Work experience performing light maintenance, lawn mowing & snow blowing a plus.


LANGUAGE SKILLS:

  • Requires effective listening, verbal and written communication skills, with strong attention to detail and accuracy.



MATHEMATICAL SKILLS:

  • Knowledge of basic math facts: adding, subtracting, multiplying, dividing, fractions, and percentages.
  • Ability to translate numbers to required reports.



REASONING ABILITY:

  • Ability to interpret a variety of instructions in written, oral, diagram or schedule form.
  • Ability to creatively solve problems requiring decision-making skills where limited standardization exists.



CERTIFICATES, LICENSES, REGISTRATIONS:

  • Drivers' license with insurable driving record required.


OTHER SKILLS AND ABILITIES:

  • Ability to comprehend and follow written and oral directions.
  • Ability to work independently.
  • Ability to work on multiple projects and meet multiple deadlines.
  • Must demonstrate good professional judgment, reliability and an ethical practice record.

  • Ability to use hand and power-operated tools associated with building trades & lawn care.
  • Knowledge and proper use of personal protective equipment.
