Position Description

Reviews loan applications and documentation, submits loan files to processing and provides the highest level of customer service to our customers. Under guidance of the Loan Officer, may perform telemarketing to increase sales, build relationships with customers and real estate brokers in order to increase sales and meet with customers and quote mortgage rates.

Position Accountabilities



  • Sends/receives Loan Applications, disclosures to/from clients.
  • Reviews all GFE's and TIL for compliance with RESPA and Company Compliance.
  • Reviews applications for completeness, accuracy and compliance.
  • Reviews client documentation including but not limited to pay stubs, W-2's, tax returns, bank statements, sourcing of gifts, retirement accounts, investment accounts, credit explanation letters, divorce-separation agreements, and sales contracts and revises application accordingly.
  • Runs AUS in case primary documentation is different from initial application.
  • Prepares File Submission Checklist.
  • Either send/receive directly or assist the Loan Processor to order/get all verification forms including but not limited to VOR, VOM, VOD, Social Security, VOE, condo/PUD, 4506T and Flood Certifications. Some of these tasks are primarily assigned to Processors but depending upon workload they may be assigned to this position.
  • Assist in ordering credit reports and appraisals and sending out verification forms.
  • Conduct regular follow-ups with outside sources for outstanding documents.
  • Update Realtors and Loan Officer on file status.
  • Assist in maintaining communication with applicants throughout the processing period, assisting them with any questions and notifying them of any additional information required.
  • Monitor incoming mail for information verifying the date collected by loan officers; log into file and computer system; track development of information to ensure compliance with underwriting guidelines.
  • Perform telemarketing to increase sales (within compliance standards set by the FTC and the Company), build relationships with customers and real estate brokers in order to increase sales for Loan Officer.
  • Notify borrowers and realtors of underwriting decision.
  • Work with Compliance to prepare (when applicable) "Adverse Action Notices" and ensure accurate disclosures of the reason(s) for the adverse action as soon as it is determined that applicants do not qualify. Some of these tasks are primarily assigned to the Processor but depending upon workload they may be.
  • Submits loan file and works in conjunction with assigned Processor to clear conditions.
  • Maintains pipeline of all loans in process, tracks their progress and meets all contractual deadlines.
  • Reviews rate locks to ensure that pricing is correct and includes all risk layers.
  • Ensures that rate locks do not expire or are extended as required.
  • Maintain record of all loans in process.
  • Other duties as assigned.


Organizational Relationship

This position reports to the Sales Manager or Branch Manager.

Position Qualifications

Education & Experience



  • Prior experience in residential lending to include prior experience with one of the following: processing, closing, funding, or shipping preferred.
  • NMLS registration required


Knowledge & Skills



  • Working knowledge of Freddie Mac, Fannie Mae and FHA/VA and USDA guidelines and private mortgage insurance requirements.
  • Good written and oral communication skills.
  • Ability to interact effectively with customers and other company staff to resolve problems.
  • Analytical ability.
  • Demonstrated working knowledge of loan processing, underwriting, closing, funding and shipping preferred.
  • Computer skills.


Salary offered will be based on several factors including but not limited to education, work experience, certifications, etc. This position is also eligible to participate in either an applicable incentive compensation plan for the position or a discretionary profit sharing bonus program.
