Overview
Participate in the preventive maintenance program of all-building equipment and rooms. Supervise, train, and inspect the performance of Engineering staff ensuring that all procedures are completed to the hotel's standards. Work closely with Chief Engineer in scheduling work and setting priorities. Also make decisions in the absence of Chief Engineer and act as the backup for calls when there are emergencies.
Responsibilities
Maintain complete knowledge of and comply with all departmental policies/service procedures/standards.
- Maintain complete knowledge of correct maintenance and use of equipment. Use equipment only as intended.
- Anticipate guests' needs, respond promptly and acknowledge all guests, however busy and whatever time of day.
- Maintain positive guest relations at all times.
- Resolve guest complaints, ensuring guest satisfaction.
- Monitor and maintain cleanliness, sanitation and organization of assigned work areas.
- Act in capacity of Chief Engineer during his/her absence.Inspect supply levels, cleanliness and organization of storage areas. Assign designated personnel to rectify any deficiencies.
- Conduct weekly inventory on equipment and supplies. Prepare requisitions for reordering of shortages.
- Implement methods and techniques, which are cost effective to improve efficiency.
- Pre-plan and order materials for special projects. Coordinate scheduling with department heads to eliminate conflict.
- Conduct building rounds and take gauge readings; check for potential fire hazards, burnt out lights, and faulty equipment.
- Check Engineering Logbook and Night Report for information regarding problems. Document pertinent information in logbook.
- Collect, prioritize and coordinate completion of such work orders received from hotel departments. Ensure scheduled completion of the following:
- Replace light switches
- Reset circuit breakers
- Replace wall plug receptacles
- Replace fluorescent light ballast
- Replace electrical solonial valve
- Replace small motors
- Use test equipment; olumeter, voltage tester, amp probe
- Unplug sinks, toilets, garbage disposals and drain lines
- Repair of replace valves, gate, globe, ball, solonial valves
- Replace washer, gaskets, vacuum breakers, toilet seals
- Implement Preventive Maintenance program to include:
- Monitor and maintain all laundry and dry cleaning equipment.
- Monitor and maintain all kitchen equipment.
- Maintain guestrooms using rooms preventive maintenance program punch list.
- Change air conditioning filters every three months.
- Check HVAC equipment; change filters, belts, bearings and lubricate as necessary. Also check for unusual noise or vibration, adjusting as necessary.
- Change or repair locks as needed.
- Cut and mark keys for guestroom key inventory.
- Check and test-run emergency generator weekly.
- Monitor and maintain pest control requirements.
- Wear a pager and respond promptly to any requests made for problems, assistance, or emergency work orders.
- Perform maintenance on all fire and safety equipment.
- Maintain knowledge of hotel safety procedures and ensure application of such.
- Respond as part of initial response team to any early warning or major fire alarm.
- Ensure that assigned staff has reported to work; document any late or absent employees.
- Coordinate breaks for assigned staff.
- Prepare and distribute work assignments for staff and review priorities.
- Communicate additions or changes to the assignments as they arise throughout the shift. Identify situations, which compromise the department's standards and delegate these tasks.
- Observe staff performance of job functions and ensure all procedures are completed to departmental standards; rectify deficiencies with respective personnel.
- Assist staff with their job functions where needed to ensure optimum standards and efficient operation.
- Conduct training of staff as assigned.
- Provide feedback on staff performance to manager. Report disciplinary problems to manager and participate in the counseling of employees.
- Monitor and handle guest complaints ensuring guest satisfaction.
- Ensure all staff assignments are completed before staff sign out.
- Complete all paperwork and closing duties before leaving. Review status of assignments and any follow-up action with manager and/or on-coming supervisor.
- Participate in departmental and operations meetings.
- Participate with the Chief Engineer in preparing the annual budget.
- Participate with the Chief Engineer in organizing and executing capital expenditures and construction work authorization requests.
- Recommend and implement energy saving methods.
- Recommend safety ideas, participate in fire prevention and other life safety programs.
- Conduct monthly inspections in areas of responsibilities and take immediately action on repairs as needed.
- Wipe down walls, clean, or paint as needed.
- Repair furniture and equipment as needed.
- Attend designated meetings.
Qualifications
- High school graduate or equivalent vocational training.
- 5 years experience as a stationary Engineer.
- 5 years experience in building maintenance, electrical work, plumbing, and refrigeration.
- Fluency in job related English, both verbal and non-verbal.
- Provide legible communication and directions.
- Compute basic mathematical calculations (add, subtract, multiply and divide numbers in processing charges)
- Basic working knowledge of building maintenance, electrical, plumbing and refrigeration equipment.
- Working knowledge of:
- plumbing codes
- electrical codes
- national/local fire codes
- local mechanical codes
- water treatment program
- blue prints and plumbing and wiring schematics
- power and hand tools, meters, etc. as it relates to the technical trades
- Ability to:
- enforce hotel's standards, policies and procedures with assigned staff.

- 3 years apprenticeship in stationary Engineers program or years experience as a maintenance stationary Engineer.
- 3 years supervisory experience.
- Ability to communicate in a second language, preferably Spanish or Chinese.
- Computer literate.
- Basic carpentry skills.
