Overview
EXPERIENCE QUALIFICATION: MBP is seeking new Team Members looking for growth opportunities and working on meaningful projects that support our community. For this position, we seek candidates with 8 or more years of combined education and/or experience in the design and construction industry, with expertise in construction quality management to support MBP's growth and advancement in the Washington, DC metropolitan area. Experience in supporting the successful completion of new and or/renovation projects in education (higher-ed and K-12), healthcare, laboratory, data center, and/or federal or local government projects desired. Evidence of progressive career development and demonstrated expertise in quality control, quality assurance, construction management, engineering design, or related fields.
Responsibilities
MAIN DUTIES:
Represents the client on-site, providing quality assurance, documentation, cost control, and time management-related services.
- Performs field checks of all "red-line" as-built plans to verify completeness of the plans.
- Performs on-site compliance inspection, quality assurance and progress monitoring, and payment application review for conformance to specifications and codes.
- Coordinates, monitors, and manages project(s) inspection activities.
- Verifies that construction is completed in accordance with contract plans and specifications, approved shop drawings, approved material lists, and permit requirements.
- Communicates effectively and professionally with clients, contractors, designers and MBP personnel.
- Performs final inspection, prepares punchlists, and verifies all items on the punchlist are completed or corrected by the contractor.
- Maintains project records including daily reports documenting work performed by construction contractors, including detailed locations of work, construction workforce, equipment, and materials records, as well as project photos and inspection reports.
- Review contractor monthly payment applications.
- Coordinates and tracks submittals and requests for information. Maintains project correspondence.
- Understands and performs schedule reviews for project progress and schedule accuracy.
- Conducts and documents meetings such as pre-construction and progress meetings.
- Prepares weekly and monthly reports for ongoing project progress.
- Inspects all phases of work on a project and advises the contractor superintendent or other representatives of necessary action to ensure conformance with plans, specifications, and the contract.
- Reports and tracks non-compliant work.
- Reviews contractor submittals (to include CPM schedules, materials, and methods) for conformance, prepares reports, and rejects/accepts submittals (within authority limits delegated by the Project Owner).
- Provides customer services and good etiquette to the public, adjacent property owners, and other project stakeholders.
ADDITIONAL DUTIES:
- May be required to independently adapt and implement changes to standard construction practices and procedures to meet field conditions.
- May receive intermittent assignments to inspect critical phases of complex projects.
- Support analytical assignments, including constructability review, cost estimating, CPM, and claims.
- Obtains and maintains necessary training and certifications.
- Actively participates in company activities, including but not limited to area and company meetings.
Qualifications
EDUCATION/KNOWLEDGE:
- High school diploma or General Equivalency Diploma (GED) and some technical school. Associates degree or higher strongly preferred. Developed advanced knowledge of engineering technology, project management, and construction materials.
- Must possess OSHA 10-hour or OSHA 30-hour certification or obtain within 3 months of hire.
- Working knowledge of basic mathematics, including computations based on field measurements.
- Considerable construction-related training (i.e., course work in buildings systems, construction, civil engineering, project management, or materials testing) or a combination of education and experience that demonstrates the ability to perform the job.
- Knowledge of construction materials, methods, and tools.
- Industry certifications such as Certified Construction Manager (CCM), Construction Manager in Training (CMIT), etc. are preferred.
- Knowledge of materials, methods, and tools utilized in the type of construction, repair or renovation work for area of work responsible for overseeing..
- Experience or knowledge of the Virginia Construction and Professional Services Manual (CPSM) is preferred.
SKILLS AND ABILITIES:
- Specialized expertise in quality assurance and quality control techniques.
- Ability to work independently and handle all aspects of a project, including client interface, technical issues, documentation, and reporting.
- Exercises tact and diplomacy in dealing with sensitive and complex issues and situations.
- Ability to identify potential problems and derive recommended solutions from past experiences.
- Must have computer skills and be proficient in the use of Microsoft Office applications, email, internet navigation, web-based tools, and other specialized equipment.
- Ability to read and interpret plans and contract specifications.
- Skilled at applying mathematical formulas and engineering principles to determine field adjustments.
- Ability to communicate issues effectively and responsibly (verbally and in writing) with internal and external customers (i.e., contractors, owners, subconsultants, designers, architects, and fellow team members).
- Ability to obtain and maintain required certifications.
- Ability to stand and sit as needed on project work sites, climb ladders, work at heights, and work outdoors in various weather conditions.
- Ability to safely navigate construction work sites with uneven terrain.
SPECIAL REQUIREMENTS:
- A fingerprint-based criminal history background check, DMV driving record check, reference verification, and work history will be required prior to employment. A valid driver's license and safety shoes are also required.
