Job Summary

Maintains and monitors all BMS systems to ensure that environmental systems are within specified ranges and operating systems are functioning properly. Observes deviations from systems specifications and takes actions to correct or resolve these discrepancies. May be responsible for calibrate and fine-tune system controls.



Major Job Responsibilities

    Supervises the day-to-day monitoring of all equipment and devices tied into the BMS Central computers for multiple locations
  • Responds to alarms on the BMS system to verify alarm, notifies technicians of alarms and assists technicians in repair of equipment controlled by the BMS systems. Notifies supervisor and other staff of alarms in critical art areas
  • Monitors special controlled temperature and humidity vaults
  • Experience with devices like controllers, gateways, routers, sensors, and actuators used in BMS.
  • Documents changes to the BMS systems, including programming or set point changes
  • Performs and maintains regular scheduled system back-ups
  • Coordinates technical, maintenance, and operations personnel to troubleshoot operating problems and implement new equipment, instrumentation, and controls
  • Performs scheduled and unscheduled preventative maintenance, inspections, site surveys, and service requests including replacement and modifications of control or instrumentation equipment
  • Tunes existing PID loop controllers, and develops and implements control schemes and control techniques
  • Creates or revises operator-interface graphics
  • Calibrates temperature, velocity and humidity sensors


Qualifications

  • High School/GED
  • 4-5 years of experience in operating and repairing BMS systems. 2 year community college degree or certificate preferred
  • Valid California driver's license with less than three DMV points
  • EPA 608 refrigeration license
  • Knowledge of plant operations preferred
  • Proficient with appropriate computer software, including Windows, Microsoft Accessk and DOS preferred


Knowledge, Skills and Abilities

  • Ability to install and add points to BMS systems and add additional programming
  • Ability to create histories of data points for clients
  • Ability to troubleshoot malfunctioning control and make corrections as needed
  • Ability to read blue prints, control drawings and logic controls and BMS program language
  • Strong knowledge of HVAC network systems, including fiber optic networks and building management communication networks, and ability to read and interpret psychometric charts
  • Ability to install relays and run wiring
  • Ability to use temperature and relative humidity meters, data loggers, electrical volt and amp meters
  • Ability to closely work with HVAC field technicians to facilitate repairs and maintenance of HVAC equipment
  • Working knowledge of commissioning, diagnosing, and repair of environmental-control systems, utilizing knowledge of electronics, direct digital controls, pneumatic controls, airflow, hydraulics, and refrigeration theory and control techniques preferred
