POSITION SUMMARY:

Assists with the maintenance, repair, and inspection of buildings, equipment and grounds. This includes plumbing, electrical, and HVAC. Escort vendors/contractors to job sites and very limited oversight of skilled trade work such as carpentry, painting, construction, repair or alteration of structures such as walls, roofs or office fixtures. Assist with administrative duties for the West Oak and Town Park Administrative Assistant roles.

ESSENTIAL DUTIES AND RESPONSIBILITIES:



  • Assist with the daily operations and maintenance of the mechanical, electrical and plumbing systems and general maintenance requirements for the buildings
  • Perform very limited preventive maintenance duties such as changing air or water filters.
  • Perform very limited reactive maintenance duties such as relamping or dry wall repair.
  • Execute furniture moves within the facilities.
  • Assist with maintaining stock for inventory control.
  • Respond immediately to emergency situations and assist with needed activities (fire, evacuation, equipment failure, etc.).
  • Respond promptly and courteously to internal customer concerns/requests.
  • Recommend purchasing equipment, tools, supplies.
  • Recommend service requests, and general daily events and activities to suit current business needs.
  • Schedule vendors for repairs of various equipment.
  • Assist Day Porter groups as needed.
  • Generate Purchase Requests and Orders as needed.
  • Approve P2P requests for next level review and approval.

  • Seeks advice and guidance on non-routine or problem areas from supervisor. Any deviations from the norm are cleared by the supervisor



DECISION MAKING/SCOPE OF AUTHORITY:



  • Under close supervision, exercises limited latitude/independent judgement and decision making
  • Work typically involves detailed checks or close review of output by a senior coworker and/or supervisor



SPAN OF CONTROL/COMPLEXITY:



  • Entry level support role requiring basic skills; can perform some of the basic tasks within the function; some impact at the job or department level



EDUCATION/EXPERIENCE:



  • High School Diploma or GED Equivalent
  • 0-2-year general maintenance


  • Possess and maintain a valid Georgia driver's license, maintain a good driving record, possess own personal vehicle.
  • Be able to pass a DOT physical.
  • Operate all company vehicles upon request.
  • Proficient skills in Outlook, Excel, and Word.
  • Basic math and science skills to include a basic understanding of physics.
  • Basic knowledge in the use of most hand tools.
  • Be available for emergency calls to include nights, weekends, and holidays.
  • Be willing to work some overtime.


SKILLS/COMPETENCIES:



  • Strong communication and interpersonal skills
  • Basic aptitude and understanding of mechanical and electrical systems and functions
  • Strength and stamina



WORK ENVIRONMENT/EXPECTED BUSINESS TRAVEL:



  • Occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditions.
  • Noise level is usually moderate to occasionally loud.
  • Use of hand and electrical cleaning tools like dusters, brooms, mops and vacuum cleaners.
  • The work is typically performed in a normal office environment. Role routinely uses standard office equipment.
