Job Title: Maintenance Technician II
Department: Kids First
Classification: Non-Exempt

Hiring Range: $27.74/hour - $31.21/hour
Salary Range: $27.74/hour - $41.62/hour

Position Summary: Performs project management, maintenance, repairs, custodial duties, and budget analysis for the Yellow Brick Building consistent with the organization's values and mission statement.
Supervision Exercised and Received: Position works under the direct supervision of the Kids First Co-Manager.

Essential Job Functions:
Project Management
*Coordinate with Asset Project Managers on maintenance and service of facilities for large and small capital projects.
*Coordinate schedule and supervise, subcontractors and vendors on maintenance and service calls, contracts, and project construction.
*Manage and monitor project teams to ensure compliance with project goals, bid documents, safety, schedule, and budget. Responsible for cost control from conceptual estimating through completion of project. Review and recommend approval for construction documentation, applications, and payments.
*Manage, and help coordinate construction documents for specific capital improvement projects.
*Monitors work progress and quality of contractors. Identifies, researches, and assists with solutions of problems with design, development and construction means and methods. Reviews and analyzes site plans, written materials and other application documents.
*Be available on-site as needed for coordination and monitoring of all Yellow Brick projects.
*Develop and update requests for presentation and decisions by City Council
Custodial and Grounds Maintenance
Custodial:
*Responisbile for daily maintenance and cleaning of all Yellow Brick common areas including but not limited to bathrooms (both upstairs and downstairs), kitchen, laundry room, gymnasium, flooring, entries, walls, doors and common surfaces.
*Manage and maintain building supplies including toilet paper, paper towels, soap etc. Maintaining and ordering building supplies as needed and maintaining stocked supplies for use as needed.
*Responsible for daily trash removal from all common area trash bin, recycle bins and compost bins.
Grounds Maintenance:
*Performs a variety of tasks necessary to achieve a pleasant and functional outdoor environment. Provides snow removal using a snow shovel during winter season on site. On site includes the building, all entrances, and stairs, on and around the playgrounds, emergency access from classrooms through the playgrounds. Responsible for all exterior summer maintenance including spring cleaning, aerating, weed control, mowing, raking, trimming, watering, and playground maintenance. Ensure proper upkeep and repair of sidewalks. Washes and paints wall surfaces. Responsible for maintaining the cleanliness of the restrooms and common areas. Changes light bulbs and ballasts as needed. Maintains monthly cleaning and paper supplies.
*Oversee and coordinate with Yellow Brick building childcare program tenants and storage unit tenants to plan and perform maintenance projects including daily maintenance, seasonal maintenance, and inspections.
Maintenance:
*Performs a variety of maintenance and repairs in the areas of carpentry, painting, plumbing, electrical, and roofing. Ability to repair drywall and textures as needed. Maintains and repairs sinks, toilets, appliances, windows, workstations, cabinets, and fixtures. Performs routine preventative maintenance to ensure that equipment continues to run smoothly, building systems operate efficiently and the physical condition of buildings does not deteriorate. Inspects, operates, or tests machinery or equipment to diagnose machine malfunctions. Diagnoses mechanical problems and determines how to correct them, checking blueprints, repair manuals or parts catalogs as necessary. Assembles, installs, or repairs wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment.
*Monitor HVAC system operation to ensure proper heating and air ventilation within the Yellow Brick Building. The HVAC system is computer controlled. Trouble shoot and repair any problems. Change air filters at least twice a year for 14 classrooms, 2 gym air handlers, and downstairs air handler.
*The Yellow Brick Building is a controlled entry building using fingerprints or numeric codes. Magnetic locks control entry along with video cameras. Trouble shoot any lock problems or keypad issues.
*Coordinate schedule and supervise, subcontractors and vendors on maintenance and service calls, contracts, and project construction.
Finance:
*Under the direction and support of Kids First Co-Manager, evaluates and assists in budgeting for the Yellow Brick building. This includes monthly and yearly budgeting, supplement request and capital projects.
*Reviews Yellow Brick and Capital project spending to ensure funding remains within budget and project guidelines.
Record Keeping:
*Maintains information on repairs and maintenance. Completes maintenance log and schedule in writing to include seasonal maintenance lists, documentation of regular maintenance items including light bulbs, door closures, window screens, window mechanics, and exterior maintenance. Generates a list of new and ongoing projects with ideas for upgrades and /or changes.

Minimum Requirements:
Education: High School Diploma or GED equivalent.
Experience: One year or janitorial, repair, or maintenance experience.
Technical Knowledge: Must be proficient with Microsoft Word, Excel, and Outlook (Email). Must have a basic understanding of computers and online computer-based technology applications, which includes accessing web-based platforms.
Licenses & Certifications: Must possess a valid Colorado Driver's License or be able to obtain one within 30 days of start date.
NOTE: Any combination of experience and education that would likely provide the required abilities, knowledge, and skills as determined by the City of Aspen may be substituted for the requirements above.
Preferred Candidate: Experience in various repair and maintenance tasks involving carpentry, roofing, painting, plumbing, heating systems, routine electrical work, and custodial work.
NOTE: This position requires a Criminal Background Check upon hire. Employment is contingent upon successful completion of a Criminal Background Check.
Position Type and Work Hours:
Regular full time. Standard hours are 7:00am to 4:00pm. Hours may vary with workload.
May require emergency maintenance and assistance for projects outside the normal work schedule.
Work Environment:
Indoors: Maintenance and cleaning tasks in the common areas inside the Yellow Brick Building
Outdoors/Off-Site: Position requires snow and ice removal from walkways, parking lots, roofs and vehicles and general safety inspections of snow prone areas. Also includes grounds care and building maintenance.
