Physical Planning, Development & Operations (PPDO) manages and oversees all University activities and services related to physical and environmental planning, design and construction, engineering, physical plant maintenance and operations, capital and space planning, space management, and the associated business services necessary to support these functions. The University's main campus is spread across more than 2,000 acres and includes over 500 buildings comprising more than 8 million square feet. JOB SUMMARY

Under general supervision, the lead painter plans, coordinates, inspects, and schedules daily work assignments for up to 6 Painters and Senior Building Maintenance Workers. The incumbent performs general and specialized maintenance painting of buildings, facilities, equipment, furniture, and fixtures.

APPOINTMENT INFORMATION

Budgeted Salary: Step 1.0, $50.83/hour. Upon successful completion of the 6 month probation period, the hourly rate will increase to Step 2.0, $56.45.

JOB DUTIES

60% - Painting Maintenance

  • Performs painting maintenance on buildings, facilities, equipment, furniture, and fixtures.
  • Prepares surfaces, chooses proper materials for application, mixes colors, and applies paint by brush, roller, airless, or conventional spray systems.
  • Installs, tapes, and textures sheetrock.
  • Paints by hand or spraying wood and metal objects, such as machinery and floors.
  • Erects and properly utilizes scaffolding, ladders, and safety equipment.
  • Interacts with the campus community, providing information about painting schedules, methods, and materials used.
  • Performs tasks following oral and written instructions, architectural drawings, and drafting sketches.
  • Performs basic mathematical computations necessary to estimate required materials.
  • Drives a University vehicle to transport materials and tools between campus worksites.

20% - Planning, Scheduling, and Inspection

  • Performs daily planning and scheduling of work assignments by inspecting jobs, discussing requests with various campus units, writing daily schedules, distributing work orders, making procedure and material selection recommendations, ordering and inspecting materials required for the job, coordinating, dispatching, establishing or adjusting work procedures to meet schedules, analyzing and resolving work problems.
  • Inspects buildings, facilities, and equipment to determine maintenance needs, and accept work by Painters or others as complete.
  • Assists in the development and implementation of preventative maintenance programs and schedules for exterior and interior coating systems maintenance of campus buildings.
  • Assists in the maintenance of the computer-based work order backlog system.
  • Drives a University vehicle to transport materials and tools between campus worksites.

10% - Furniture and Equipment Finishing

  • Prepares wood and metal surfaces for finishing.
  • Handles and selects proper materials including lacquers, enamels, epoxy, etc.
  • Strips old finishes using remover and solvents to prepare furniture for refinishing.
  • Uses airless and conventional spray systems to coat cabinets, tables, chairs, shelves, etc.
  • Matches stains to samples.
  • Matches putty colors.
  • Sands, touches up, hand rubs, and polishes furniture.
  • Drives a University vehicle to transport materials and tools between campus worksites.

10% - Equipment Safety and Maintenance

  • Performs safety inspections and maintains painting equipment such as airless pumps, pressure pots, spray guns, brushes, ladders, chemical storage, and other equipment used by shop personnel.

REQUIRED QUALIFICATIONS

  • Excellent knowledge and experience equivalent to completion of apprenticeship as a painter.
  • Good knowledge of the basic use, mechanics and maintenance of painting equipment, compressors, airless pumps, pressure pots, airless and conventional spray systems, etc.
  • Ability to read and write, to perform basic mathematical calculations, and read architectural drawings, plans, and sketches.
  • Ability to perform a variety of painting maintenance tasks on buildings, facilities, equipment, furniture and fixtures.
  • Ability to install, tape and texture sheetrock.
  • Ability to match paint, stains and putty colors to samples, furniture, floors, walls, doors, etc.
  • Interpersonal skills to effectively interact with members of the campus community, including co-workers, staff, and faculty.
  • Knowledge of safe working methods and willingness to ask for assistance.
  • Ability to work from detailed schedules, organized preventative maintenance programs and work repair orders.
  • Demonstrated ability to learn and apply new information and skills.
  • Ability to climb ladders in excess of thirty feet.
  • Ability to work in mechanical rooms, attics, basements, and other noisy, confined spaces.

SPECIAL CONDITIONS OF EMPLOYMENT

  • Selected candidate will be required to pass a pre-employment criminal history background check.
  • Selected candidate must pass the employment misconduct disclosure process.
  • Must possess a valid license to drive in the state of California.
  • Ability to ascend/descend ladders with or without accommodation.
  • Ability to safely perform the physical requirements necessary to move light to moderate objects up to 75 lbs. of materials such as extension ladders, bags of sand, etc., up and down stairs and ladders, unassisted or assisted by a co-worker and/or moving equipment, with or without accommodation.
  • Ability to bend, stoop, reach, and kneel, with or without accommodation.
  • Ability and willingness to work with all types of the chemicals used in the painting trade with no known allergic reaction.
  • Ability to drive a university vehicle to various locations on campus.
  • Ability to respond to emergencies after hours as necessary.
  • Ability to work overtime including evenings, nights, weekends and holidays to meet operational needs, and work an alternate work schedule shift as required.
  • Selected candidate will be required to complete training within established time frames as directed including UC compliance training.
