Title: Project Manager Level 5 Department: New York Operations Reports To: Senior Project Manager or Project Executive Role and Responsibilities
- Subject matter expert on Site Safety Plan
- Subject matter expert on site specific safety plans
- Understand all contracts including delays and impacts
- Understands logistics and full schedule
- Understands Purchasing process from beginning to end
- Understand entire project submittal schedule
- Understands fully integrated project schedule
- Responsible to manage job and all aspects of project team
- Leads, promotes, and partners with superintendents to instill IIF culture with all partners on the job
- Oversee all insurance enrollments
- Complete quality and consistent DBO2's along with holding each team member accountable for completing their own DBO2's.
- Take the lead on communicating and meeting with ownership, clients, and design team
- Responsible for full project QC program including managing and holding team members for QA/QC program
- Partner with lead Superintendent to setup the project and logistic plans
- Create and manage job specific purchasing schedule, make award recommendations, write exhibit A's and scope.
- Responsible for budget management
- Integrate submittal schedule into project schedule
- Oversee team for releases and long lead items
- Participate in PGMP process including executive level draft
- Write or assist with the contract digest
- Work with SPM on CMA/GMP
- Communicate the contract to the team
- Review, submit, and communicate any issues or delays related to the monthly reports
- Draft full project schedule, conducts monthly updates and draft recovery schedule
- Responsible for identifying project delays, submitting owner notifications and specialty partner delay letters
- Responsible for managing costs and financial throughout the job including MPPR, GCM, WIP, Reqs and final CO process. This includes all cost and financial reporting.
- Responsible for taking the lead in change order negotiations with specialty partners and clients
- Manage full project closeout
- Create close matrix or tracking system
- Create TCO and DOH matrix items
- Ability and knowledge to get Site Safety Plan through DOB approval
- Able to evaluate schedule vs ROJ log
- Able to write executive summary for reports
- Ability to problem solve
- Ability to communicate with all levels of ownership, client, design team etc.
- Train direct reports on all aspects of project management
- Train direct reports on how to complete a quality DBO2 inspection.
