Minimal Qualifications:
- High School Diploma or equivalent (G.E.D.); with 6 years experience and a current license in a specified building trade OR
- 10 years continuous experience in a skilled trade.
- 10 years facility maintenance related experience.
- Minimum qualifications can be substituted with an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job.
Preferred qualifications:
- Skilled in performing basic electrical, plumbing, and carpentry activities
- Skilled in operating applicable hand and power tools
- Skilled in repairing drywall and painting
- Knowledge of HVAC mechanics, repairs, software, and preventative maintenance principles
Work Hours
Normally scheduled 8:00 am - 4:30 pm, Monday through Friday; however, may be required to work other shifts to include evenings and/or weekends. Schedule subject to change based upon department needs.
Compensation
The starting salary is $47,578 to $50,433. A competitive benefit package is included.

Class Summary
Incumbents perform semi-skilled and skilled labor in plumbing, painting, electrical, roofing, carpentry, masonry, or HVAC/R, remodeling facilities, assist with maintenance or construction projects (finishes, carpentry, masonry, roofing, locksmith) and preventative maintenance. Incumbent will have the ability to coordinate, oversee, self-perform, and assist in diagnostics and repairs of facility systems.
Typical Essential Duties
- Coordinates with Supervisor, Superintendent, and/or site manager daily to understand needs of the campus.
- Perform assigned inspections on areas critical to systems infrastructure such as mechanical, boiler, electrical, riser and other rooms of a similar nature.
- Maintains awareness and knowledge of the assigned campus and/or sites and reports and repairs deficiencies as needed.
- Performs and/or oversees preventative maintenance of MEP systems.
- Performs and/or coordinates needed repairs, preventative maintenance, and inspections on assigned vehicle and equipment fleet.
- Prepares and/or maintains work orders, records, and other documentation utilizing the CMMS system.
- Manages and oversees key and lock requests and completes as needed.
- Maintains BAS system schedule needs and requests.
- Performs snow removal duties as needed including but not limited to, plow truck, spreaders, sidewalk work , as well as manual snow removal.
- Assumes responsibility of Maintenance Mechanic Supervisor as needed or requested by Supervisor, Site Manager, or Superintendent.
- Perform On-Call requirements as needed or requested by Supervisor, Superintendent, or Site Manager.
- Perform other related duties and responsibilities as assigned.
Knowledge

- Knowledge of HVAC mechanics, repairs, software, and preventative maintenance principles;
- Knowledge of security alarm systems;

- Knowledge of applicable equipment, vehicles, and machinery used in assigned area of responsibility.

Physical Requirements
Positions in this class typically require: balancing, climbing, crawling, crouching, feeling, fingering, grasping, hearing, kneeling, pulling, pushing, stooping, reaching, repetitive motion, standing, talking, visual acuity, and walking. The work is very heavy work which requires exerting in excess of 100 pounds of force occasionally and/or in excess of 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.
Incumbents may be exposed to hazardous physical conditions, such as, mechanical parts, electrical currents, and vibrations; atmospheric conditions, such as fumes, odors, gases, and poor ventilation; hazardous materials, such as chemicals, blood, and other bodily fluids; extreme temperatures; inadequate lighting; work space-related movement restrictions; intense noise; other environmental conditions, such as, challenging behaviors, imminent danger, and threatening environment.
