We are seeking a Building Automation System Technician to help us work with a full range of data acquisition and data transmitting equipment to plan, install, program, monitor and modify automated building system operations under start-up, day-to-day, and unusual/emergency conditions. Such systems and equipment may include fire alarms, security systems, building evacuation system equipment, and automatic temperature control and energy management systems.

Building Systems Technicians II possess solid knowledge in traditional as well as state- of-the-art building systems controls and management protocol, interconnected systems, and HVAC/R and Stationary Engineering rules, regulations, ASHRAE and related guidelines. They are skilled not only in use of trade tools and testing devices, but also in software development and applications tools used in programming and analyzing systems. Building Systems Technicians II typically carry out their assignments independently, with the ability and latitude to solve new problems or venues by applying their broad knowledge of systems and subsystems and leading projects. They refer to architectural/engineering drawings and create as-built drawings as necessary.

Staff members at this level collaborate with other skilled service trade staff members, Fire Department and Security team, vendors and contractors to explain procedures, interpret system operations, and to provide feedback and direction on newly-constructed or upgraded system designs. They provide training and assist other technicians in gaining trade-based knowledge.

As a Building Automation System Technician...

  • Your primary responsibility will be design, create, administer, maintain, monitor and modify BAS elements to optimize building system operations. Program, install and maintain HVAC and mechanical control system operations and monitor influences on the system that may affect operational efficiency. Develop operating programs, determine parameters to be monitored, identify optimal monitoring/input devices and optimal device locations in the system. Participate in commissioning new and renovated systems to ensure design intent is achieved. Maintain and update database, diagrams, prints, drawings, and schematics of system expansions and modifications. Provide informal training in the daily functions and operations of automatic temperature control and energy management programs.
  • You will Fix and repair digital and pneumatic controls for building automation system components using existing documentation and create new control circuits and drawings when necessary. Respond to operational outages arising from mechanical and control problems. Install and configure application specific controllers which includes mapping of field input and output devices.
  • You will Modify pre-programmed system control routines (e.g., stopping nonessential equipment, longer or shorter run times, earlier or later start-up or shut-down of system) to meet changing requirements. Respond to special requirements for system modifications to meet operational needs. Participate in Indoor Air Quality monitoring and related surveys.
  • You will resolve compatibility of electrical, electronic, mechanical, and pneumatic devices (e.g., temperature sensors, flow switches, power supplies, cables, smoke detectors, interface modules, manual pull stations) with existing automatic temperature control, automated facilities management, and fire alarm systems.

Performance of all of the job responsibilities cited above in all campus buildings or structures, including those which house laboratories which handle special materials, is an essential function of this job.

Qualifications

You meet our minimum qualifications for the job if you...

  • Possess a High School diploma or equivalent.
  • Have at least eight years' experience as a Building Systems Technician with four years' working at the journeyman level.
  • Have the skills and knowledge normally associated with vocational training program in HVAC/R, Stationary Engineering, Electrical maintenance and construction, or related field.
  • Must have knowledge building automation system hardware and software, electrical, and electronic, control circuits.
  • Working knowledge of computer and microcomputer hardware and software used in building automation systems or training or experience in the configuration and programming of Programmable Logic Controllers or experience programming in an interpreted or a compiled programming language.
  • Use of trade tools and testing devices to solve a wide range of energy and controls problems.
  • Ability to read blueprints, sketches, O&M Manuals, and diagrams; interpret oral instructions to install and solve required work.
  • Must possess trade-related math skills for this level of work and effective written and verbal communication skills.
  • Ability to work effectively, either independently or in a team environment in both routine and emergency situations.
  • Possess a working knowledge of personal computers and basic applications. Shown skill in use of Microsoft Office applications.
  • A valid state-of-residence driver's license is required. Applicants will be subject to a driving record evaluation and background investigation.

  • Familiarity with computerized maintenance management system (MAXIMO).
  • Completion of the Johnson Controls Inc. Metasys Engineering and Programming Track (Metasys system extended architecture for Building Engineers - 389, Fundamental Control Strategies for HVAC Systems - 215, Metasys HVAC ASC Engineering - 353, Metasys DX-9100 Engineering - 364, Metasys FEC Systems Engineering - 4707, Metasys FEC Custom Programming - 4704, Metasys system extended architecture Engineering and Setup - 391, Metasys system extended architecture Advanced Engineering - 397, Metasys Graphics Generation Tool - 3002) applications software and hardware or equivalent training in another building automation system, e.g. Honeywell, Allerton, ALC.
  • Extensive experience with Johnson Controls Metasys Building Automation System. and demonstrating current skills at the expert level.
Special Working Conditions:
  • Adjusted or additional hours may be required during peak work load time and occasional weekend support for customer driven outages.
  • Use of personal protective equipment.
  • Outside work during all types of weather.
  • Occasional overtime may be required.
  • Operation of APL vehicles and industrial equipment.
  • Extended periods using a keyboard, mouse and viewing monitors.
  • Ability to work from ladders/scaffolding/roofs, confined spaces.
  • Lift 50 lbs.
  • Assist other trades as advised.
  • Newly-hired staff receive regularly-scheduled certification safety training as required by EPA and OSHA/MOSH in the use of MSDS, respirators, scaffolding, ladders, fall protection gear, lockout/tagout, forklifts, aerial platforms, and confined space.
  • May undergo periodic occupational physical.

The referenced pay range is based on JHU APL's good faith belief at the time of posting. Actual compensation may vary based on factors such as geographic location, work experience, market conditions, education/training and skill level with consideration for internal parity. For salaried employees scheduled to work less than 40 hours per week, annual salary will be prorated based on the number of hours worked. APL may offer bonuses or other forms of compensation per internal policy and/or contractual designation. Additional compensation may be provided in the form of a sign-on bonus, relocation benefits, locality allowance or discretionary payments for exceptional performance.
