CONSTRUCTION PROJECT MANAGER

A Project Manager takes overall responsibility for the efficient delivery of each stage of a project. They are responsible for communication with Development Directors, governmental agencies, financial partners and other Gorman departments. The role involves ownership of project budgets and schedules while ensuring timely delivery to the project team. A Project Manager will actively seek and communicate ways to improve team and project performance at all times. When challenges arise the Project Manager should consider and recommend solutions when communicating with team members and other departments.

As a Project Manager, your responsibilities will include:


  • Estimation: conceptual and final
  • Specification & constructability review
  • Value engineering
  • Job commissioning
  • Project planning
  • Job scheduling - setting up and overseeing project schedule from commissioning to data delivery
  • Liaison with Owners, partners and government entities throughout project
  • Liaison with Gorman internal departments including facilitation of direct communication between Facilities, Construction, Architecture, Development and financial partners where appropriate
  • Liaison with external subcontractors and suppliers
  • Execution of documents
  • Financial management of project, including regular re-forecasting
  • Formal performance and financial review of each completed project
  • Manage large & more complicated projects
  • Co-ordinate wider teams when managing very large projects
  • Assist with grant applications and securing of financial resources


Estimation


  • Receive intended scope from developer and agree on timing
  • Review scope, clarifying and suggesting improvements to design where appropriate
  • Coordinate estimating across Gorman departments
  • Source quotes from external subcontractors and suppliers where appropriate
  • Review final consolidated Gorman cost
  • Communicate estimates to Development, including advice on timing and capacity


Job Set-up (Specification checking, Job commissioning, Project planning, Job scheduling)


  • Review project costing
  • Red flag project where appropriate
  • Notify Developer if modelling differs from estimate
  • Commission project
  • Commission with external suppliers
  • Organize Project Planning Meeting, confirm project team
  • Frequency & format of updates to be agreed at project planning meeting
  • Confirm final project timeline
  • Assist with preparing field documents as appropriate
  • Identify long lead-time items and issue contracts
  • Ensure adherence of local quality standards and regulations where appropriate


Fieldwork Management & Job Monitoring


  • On-going monitoring of fieldwork progress
  • Liaison with field supervisors
  • Progress reporting to team as agreed at project planning meeting
  • Taking corrective action & troubleshooting where appropriate
  • Assessing financial position and communicating to development team
  • Re-budgeting where appropriate and communicating with team
  • Regular re-forecasting of job costs to Finance and Development


Performance Review


  • Review actual costs vs. budget, document & explain variances
  • Identify opportunities for improvement


General Responsibilities


  • Represent Gorman in a positive and professional manner
  • Adhere to company and departmental policies, procedures and processes
  • Provide support and assistance to colleagues
  • Adhere to workplace expectations and guidelines
  • Contribute to the smooth running and upkeep of general office environment


JOB QUALIFICATIONS:


  • Graduate of a four-year degree program in construction management or construction science is preferred.
  • 7-10 years of construction experience is required.
  • Large Multi-family and/or development experience is preferred.
  • Prefer experience with Section 3 compliance, WHEDA and/or or other government funding sources.
  • Field experience preferred.
  • Proficient in Microsoft Word, Excel and Project.
  • Ability to work under pressure and coordinate numerous activities and groups of people who need to cooperate to achieve maximum efficiency.
  • Good verbal and written communication skills.

Pay Range: $110,000 - $140,000 per year
